Hic 'kmart Consulting Engineers, Inc. 1771 International Parkway, Suite 127 Richardson, TX 75081 RE: Cre'me De La Cre'me/Lot 2, Block A; Texas Bank Addition Construction Plan Review Comments Dear Mr. Hickman: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Cover Sheet 1. Correct the vicinity map. 2. Remove the landscape drawings from the Sheet Index. Replat 3. Show the proposed turn lane and median cut per City of Coppell Subdivision Ordinance and standard details. 4. Utility easement shall be a minimum of 20' long (not 15'). Site Plan, C-1 5. Remove note #1 from the Site Plan Notes. 6. Both driveways require an 8' minimum band of brick pavers or stamped concrete beginning 1' off the property line. (Refer to mark-ups on all sheets.) 7. Handicapped parking and bamer fl'ee ramps shall meet ADA and TAS requirements. (Refer to mark-ups on all sheets.) 8. Design the proposed turn lane and median cut per City of Coppell Subdivision Ordinance and standard details. Paving Plan, C-2 9. Saw cut all existing pavement 2' offback of curb. 10. Denton Tap Road is 8" in thicka~ess and requires 8" concrete thickness for the left turn lane and median opening Drainage Plan, C-4 11. How will the 15" PVC be bent to build the French drain as shown in the plans? Utility Plan, C-5 12. Refer to the sketch on the drawing for an acceptable configuration of water service valves, meters and appurtenances. 13. Show the 4" minimum line from the FDC to the building. 14. Water and Wastewater Notes shall comply with TCEQ and City of Coppell Standards. Water meters are to be located in non-traffic areas and within the utility easement. The construction inspector, not the building inspector, will perform utility inspections. (Refer to mark-ups on the notes.) 15. Utility easement shall be a minimum of 20' long (not 15'). Erosion Control Plan, C-6 16. The proposed temporary construction entrance shall be constructed of 3"-6" minimum rock. Erosion control shall comply with all TCEQ requirements. Details and Notes, D-1 17. General Note #4: -Density test for general site fill. (Minimum one test per lift per 10,000 SF fill & as required by the City of Coppell.) 18. Silt Fence Detail: Filter fabric should be backed with wire mesh. Wood stakes are not an acceptable alternative to steel posts. 19. Longitudinal Butt Joint Detail: Self leveling silicone sealant should be specified instead of hot poured rubber joint sealing compound. 20. Handicap Ramp Section: All construction shall conform to ADA and TAS standards. Truncated domes shall be specified for texture instead of grooves. Landscape and Irrigation Plans should be removed from the civil drawings. Those plans are not reviewed or approved by the Engineering Department. They should be submitted to the Building Inspections Department for approval. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review.
