Construction Plan Review Comments
Dear Mr. Allen:
The City of Coppell has reviewed the revised plans for the referenced addition. These plans meet
our current minimum standards with the exception of the fbllowmg comments:
1. Show the 4" minimtnn line connecting the FDC to the building on tile Site Plan and the
Utility Plan.
2. The City requires an access (junction box or y-inlet) be constructed where private drainage
connects to the public drainage system (DA4). The City recommends that DA4 be graded to
drain toward this inlet.
3. Water tends to stand in a Iow spot along the norlh property line of this property.
Concentrating the flow from DA1 to the "open back inlet" could worsen this condition with
some liability held by this property owner. As a minimum, the City recommends collecting
roof drainage from this area to an underground system.
Once these changes have been made, please submit revised copies for thc City Engineer's stamp.
The City of Coppell requires three sets of final construction plaos tbr its use; your office should
submit as nrany additional sets for stamping as is necessary for construction operations. Ail
contractors and subcontractors ons~te must have a copy of the plans approved by tho City of
Coppell.
All fees mnst be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside tile building's footprint. This includes dirt
work, paving, storm drains~ water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public fight-of-way or easement, the City charges a 4% Ice. A check for
inspection fees made to the City of Coppcll should be submitted to this office along with the
Construction Development Permit Application and a cop), of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
