PERMANENT WATERLINE EASEMENT

COUNTY OF DALLAS
KNOW ALL MEN BY THESE PRESENTS
THAT, JAY S. TURNER and wife ELAINE C. TURNER, of the County of
Dallas, State of Texas, for and in consideration of ONE DOLLAR, and other
good and valuable considerati'ons paid by the City of Coppell, a municipal
corporation of Dallas County, Texas, receipt of which is hereby
acknowledged, does hereby grant, bargain and convey to said City, the
right to construct, reconstruct and perpetually maintain a public
waterline, together with all necessary appurtenances thereto, and with
the right and privilege at any and all times to enter said premises, or
any part thereof, as is necessary to the proper use of any other right
granted herein, and for the purpose of constructing, reconstructing and
maintaining said public waterline, and fo.r making connections therewith,
in, upon and across that certain tract or parcel of land in Dallas
County, Texas, being described as follows:
See attached Exhibit "A" AND "B" attached hereto and made a part
hereof.
TO HAVE AND TO HOLD said waterline easement unto the City of Coppell
its successors and assigns, forever. '

LEGAL DESCRIPTION
PERMA~NENT WATERLINE EASEMENT
BEING a 15 foot wide strip of land located in the EDWARD A. CROW SURVEY,
Abstract No. 301, Coppell, Dallas County, Texas, and crossing the Tract
of land conveyed to Jay S. Turner and wife Elaine E. Turner by the deed
recorded in Volume 94041, Page 3363 of the Deed Records of Dallas County,
Texas. Said 15 foot wide strip of land being more particularly described
by metes and bounds, as follows:
BEGINNING at a point in the West boundary line of said Turner Tract,
being the East right-of-way line of Denton Tap Road, and being
located N 06° 04' 00" W 16.25 feet, from the Southwest corner of
said Turner Tract;
THENCE N 06° 04' 00" W 23.66 feet, along the West boundary line of
said Turner Tract, and the East right-of-way line of said Denton
Tap Road, to a point;
THENCE S 45° 25' 01" E 56.68 feet, severing said Turner Tract, to
a point in the South boundary line of said Turner Tract, being the
North right-of-way line of Meadowcreek Road;
THENCE N 89° 50' 12" W 21.43 feet, along the South boundary line
of said Turner Tract, and the North right-of-way line of said
Meadowcreek Road, to a point;
THENCE N 45° 25' 01" W 23.08 feet, to THE PLACE OF BEGINNING,
containing 0.014 acre (598 square feet) of land.

Dear Mr. & Mrs. Turner:
During the construction of the Meadowcreek water line project, my inspector, Garreth Campbell
discussed the need for a permanent water line easement on your property. To complete the
Meadowcreek water line project, we need to finalize the acquisition of a permanent easement from
you.
Attached are the necessary legal documents we have had prepared for the permanent easement.
Please review the easement document; and if you have any questions I will be happy to discuss
them with you. If not, please execute the document and return one original to me for filing with
Dallas County.
Your cooperation in expediting the enclosed permanent easement will be greatly appreciated.
