Subject: Re: Coppell Creme de la Creme, L.P. - easement
As we discussed on the phone, the Creme de la creme site, as well as the site abutting to the south were
specifically designed to provide mutual access and fire lanes between these sites to Vanbebber Drive, and
to the proposed median opening on Denton Tap Road. The functionality of the circulation patterns and
site accessibly were also discussed by city staff and the Planning and Zoning Commission. Therefore,
when the plat is filed and the property developed, the easement running parallel to Denton Tap Road, and
its access points to Denton Tap and Vanbebber Drive need to retain the title of "24" access and fire lane
easement".
Feel free to contact me if you have any questions or would like additional information.

Marcie:
Recognizing that Crbme de la Crbme can not prevent Fire Department or public traffic from using the
dedicated fire lane at the west side of its property or the median cut on Denton Tap Road, Creme wishes
to deter an 'endorsed' use that appears inferred in the present wording of the easement designation: "24'
Access & Esmt.".
Creme respectfully requests approval to change the wording to read: "24' Fire Lane Access Esmt." or,
alternatively, "24' Fire Lane Access & Esmt.".
If the change is approved, may the change simply be accomplished on the final Re-plat submitted for
record or is another process required?
Thank you for your consideration of this matter.
