ST9905-ES030811 T H £ C I T Y 0 F COppELL August 1 I, 2003 Walter Hogg, PS 3136 Routh Street, Suite 203 Dallas, Texas 75201-1335 Bethel Road 1 / ST 99-05 Parcel 3 - Right-of-Way Parcel 3E - Slope Easement Parcel 3E 1 - Temporary Construction Easement Dear Sir: The City of Coppell is currently working with the engineering finn of TranSystems Corporation to design Bethel Road I, from the west City limits to Freeport Parkway. The project consists of the widening of the existing two-lane asphalt roadway to a four-lane divided roadway with ~mproved drainage. The project is in the final design phase and the City is in the process of acquiring the right-of-way and easements necessary to construct the project. There are ten fight- of-way parcels, three slope easements, and fifteen temporary construction easements to be acquired within the project limits. It will be necessary to acquire right-of-way, a 5-foot slope easement, and a 10- to 15-foot temporary construction easement on property that is owned by the Walter Hogg Parlnership. A mimmum right-of-way width of 90 feet is required for a four-lane divided roadway. The existing right-of-way in the vicinity of your property' is 45 to 50 feet. It will not be possible to tie the proposed roadway elevations into the existing ground elevations within the limits of the proposed right-of-way along the western side of the property. A slope easement will be required in this area. The temporary construction easement will provide the contractor with sufficient work area to construct the roadway. The slope easement and the temporary construction easement are not filed with Dallas County, so there will not be a permanent encumbrance on your property associated with these easements. With this letter I am providing a copy of the right-of-way, slope easement, and temporary construction easement documents necessary for the construction of Bethel Road I. Please review the enclosed documents and let me know if you have any questions or if you wish to view the construction plans. Franchise utility relocations have started and more will begin once all of the right-of-way is acquired. It is anticipated that construction will begin in April 2004. Your consideration of this matter is appreciated. Sincerely, Suzaf~aylor CIP 'C.,oelrdinator 972-304-7019 Enclosures
