KNOW ALL MEN BY THESE PRESENTS
THAT, WALTER HOGG PS, kno;vn herein as GRANTOR, m consideration of the sum
ofTen and No/100 Dollars ($10.00) and other good and valuable consideration paid by the CiD' of
Coppell, Texas, a municipal corporation of Dallas County, Texas, receipt of which is hereby
acknowledged, does hereby grant, bargain, and convey to said City (GRANTEE), it successors and
assigns, a permanent right-of-way and the right to construct, reconstruct and perpetually maintain a
public street and/or drainage facilities and utilities, together with all necessary appurtenances
thereto, and with the right and privilege at any and all times, to enter said permanent right-of-way,
or any part thereof, as is necessary to the proper use of any other right granted herein, and for the
purpose of constructing, reconstructing and maintaining said public street and/or drainage facilities
and utilities, and for making connections therewith, in, upon and across said permanent right-of-
way.
Said easement strip being described in Exhibits "A" and "B" (Parcel 3) attached hereto and
made a part hereof for all purposes.
TO HAVE AND TO HOLD unto the City. of Coppell, Texas, its successors or assigns for
the purposes aforesaid, thc premises above descr/bed.

RIGHT-OF-WAY DEDICATION
WALTER HOGG PARTNERS PROPERTY
Being 0.898 acre tract of land, more or less, situated in County of Dallas, State of Texas,
and being out of the William K. Payne Survey, Abstract No. 1140, and being portion of
that certain called 11.6258 acre tract of land conveyed by Frank Lawrence Futerfas,
Trustee of the Irving and Thelma Futerfas Family Trust to Walter Hogg Partners, a Texas
General Partnership by deed recorded in Volume 90085, Page 1687, of the Deed Records
of Dallas County, Texas, which 0.898 acre tract of land, more or less, is more particularly
described as follox~s:
BEGINNING, at a 1/2 iron rod found tbr the Southeast corner of called 11.6258 acre
tract, said iron rod being on the North line of Bethel Road (a variable width right-of-
way);
THENCE, South 89° 44' 24" West, along said existing North right-of-way line of Bethel
Road and in the general direction ora fence and being common to the South line of said
called 11.6258 acre tract, a distance of 1095.66 feet to the reconstructed Southwest comer
of said called 11.6258 acre tract from which a 1/2"' iron rod found for the Southeast
corner of a 159.788 acre tract of land described in a deed to Fellowship of Las Colinas by
deed recorded in Volume 94091, Page 01680, of the Deed Records of Dallas County,
Texas, bears South 89° 44' 24" West a distance of 16.67 feet;
THENCE, North 00° 43' 28" West, along the West line of said called 11.6258 acre tract
being 16.67 feet at right angles and parallel to the east line of said 159.788 acres, a
distance of 33.64 feet to a 5/8" iron rod with plastic cap stamped "Transystems
Corporation" set on the proposed right-of-way line of Bethel Road;
THENCE, North 89° 30' 34" East. departing the said West linc of said called 11.6258
acre tract and across said called 11.6258 acre tract, a distance of 436.79 feet to a 5/8" iron
rod with plastic cap stamped "Transystems Corporation" set for angle point of said
proposed right-of-way line of Bethel Road;
THENCE, North 88° 52' 36" East, continuing across said called 11.6258 acre tract, a
distance of 270.07 feet to a 5/8" iron rod with plastic cap stamped "Transystems
Corporation" set for beginning of a tangent curve to the right whose center bears South

TItENCE, in an Easterly direction, continuing across said called 11.6258 acre tract and
said curve to the right, same having a radius of 3045.00 feet and through a central angle
of 03° 54' 28", an arc distance of 207.68 feet to a 5/8" iron rod with plastic cap stamped
"Transystems Corporation" set at the point of reverse curvature of a tangent curve to the
