The construction of perimeter berms and silt retention ponds using earth, sand bags or hay
bales to prevent deposit of silt on public streets, adjoining property and in the storm
drainage system is strongly suggested.
IRRIGATION
Comprehensive and systematic landscape maintenance, including adequate watering, is
essential to create and preserve environmental quality in the neighborhood.
Automatic controlled sprinkler systems are recommended. Use of irrometers to determine
soil moisture requirements and to avoid over-watering is strongly recommended.
PLANTING DESIGN
On sites with existing trees, the developer is strongly encouraged to retain as many trees
as possible. Minimal site grading, and careful placement of buildings and parking lots is
encouraged.
DETACHED HOUSING - SPECIAL PLANTING REOUIREMENTS
To provide good homes and enhance the environment at the Lakes of Coppell, builders
are encouraged to make the landscaping of each home a feature in the design. As a
landscape standard, the following minimum guidelines are required:
SETBACKS
All setback areas shall be utilized exclusively for landscaping. Except where a driveway
crosses a yard, the setback area shall not have any paved drive or parking structure,
mechanical or electrical equipment, waste dumpster or other above-ground improvements
with the exception of landscaping, landscape illumination, and mailboxes.
ALONG MACARTHUR BOULEVARD
The developer has built a masonry wall along some parts of MacArthur Boulevard
approximately 15 feet from the street right-of-way line. Elsewhere, builders will be required
to construct walls in accordance with the developer's guidelines.
Landscaping and landscape maintenance to the MacAnhur curb is the responsibility of each
builder ~ those areas between the masonry walls and the curb.
ALONG SECONDARY STREETS
Secondary streets include: Parkway Boulevard, Mien Road, Samuel Boulevard, DeForest
Road, Warren Drive (Beverley), Village Parkway and Kimbell Kourt.
