This land was held separately by Waymon Levell, the Wynnpage subdivision developer. He has assured us that he can close and that the existing improvements made by Mark Wainscot are simply stranded in place. I suppose this would be simpler if we had the building under contract as well. I'm still slightly apart on price with the bank holding the foreclosed interest in the property. They are moving slowly, but I'm still optimistic we'll get it. 1. LAND I need to make certain I understand all of the problems with each property, especially since we may not get the building yet need to finish some of the work left incomplete when the building was constructed, i.e., the fireline, fireline meters, bomanite in driveway, etc. I hope you can help us understand the issues. Since the land development is imminent, I need to identify any peculiarities with it first. From meeting with Keith and Scott previously, I know the land has no storm sewer and we plan to complete the engineering and present it to Horace Ardinger for his review. We'd settle for a letter agreement, but desire a recordable drainage easement before we close. There's approximately 400 lineal feet of masonry screening needed. If we don't get the building, how do we handle the 6" meter at the building's vault for the fireline? With the bomanite in, is engineering o.k. with the other work done on the land? Are there any City issues with the land? We didn't find any liens from you. Keith Marvin - Wynn~age Project 2. BUILDING I need to get a complete list of City issues on the building. I believe they will include some of my own observations: Engineering 1. Finish concrete at water valve. 2. Finish fireline - install two 6" meters, test line 3. Stripe lot, firelanes, paint curb ramps 4. Engineering as-built? If so, from whom? 5. Water meter fees for one 6" fireline, one (?size) domestic meter and one (?size). Fee estimate? 6. Any inspection fees due? 7. Bond due? Building Inspection 1. Instal[ Landscaping 2. Install Irrigation 3. Lot striping, ramp painting, handicap signage 4. Masonry screening wall at electrical service entrance 5. Install dumpster enclosure gates, remove graffiti 6. Any unpaid inspection fees? 7. Energy inspection done? 8. Final inspections done on trades? City Planning 1. Final inspection (Gary- we can't figure out how to beautify this property. Are you open to allowing some shod stone walls and shrubs at the corners of the building to try to dress it up? We'd use a stone to match the buildings.) Pa e 3 TDLR 1. Final inspection We'd like to do whatever is easiest for the City staff to deal with all of these issues. If you would all like to meet just once together to communicate your concerns, that's fine with us.
