1. Roadway Alignment & Typical Sections
1. Coppell Road improvements start at Bethel Road and extend northward to Cooper Lane

2. Coppell Road will be 34' back-to-back with improved drainage
3. The existing culvert at Stream G-1 will be replaced with 4 - 10' x 8' box culverts.
Culvert enhancements will denote entry into historic downtown area.
4. Bethel Road improvements start east of Loch Lane and extend eastward to the
intersection of Bethel Road with Denton Tap Road _+5400 linear feet
5. Bethel Road will be 28' back-to-back with improved drainage.
6. The existing culvert at Stream G-1 will be replaced with 4 - 10' x 5' box culverts.
Culvert enhancements will denote entry into historic downtown area.
7. Signal improvements at the intersection of Bethel Road and Coppell Road.
8. Signal and intersection improvements at the intersection of Bethel Road and Denton Tap.

2. Bethel Road Bridge Over Grapevine Creek ~~t ~.. ]
1. The existing bridge over Grapevine Creek will be replaced.
2. The new bridge will be located to the north and the approaches to it will be realigned
accordingly.
3. Sidewalks will be constructed as of the bridge structure.
4. There will be bridge enhancements that match the railing and lighting on the existing
bridges on Denton Tap Road.
5. During construction of the new bridge, the south half of the existing bridge will remain in
service for one-way traffic.
6. This will create the need for a temporary traffic signal that will allow for alternating
traffic flows.
7. Estimated construction time for the new bridge is .....
6. Depending on the location, the existing sanitary sewer lift gtr. ti~%a may be relocated.
3. Old Coppell
Streetscape improvements in historic downtown - sidewalks, paving, landscaping,
streetlights, on-street parking and architectural features.
The city plans to construct a major parking facility near the corner of Bethel Road and S.
Coppell Rd. This parking lot would be used to supplement parking in the downtown
area.

4. Right-of-Way
1. It was originally thought that four parcels of right-of-way would need to be acquired for
the construction of this project.
2. During the course of the design, it was determined that t 8 additional right-of-way parcels
would need to be acquired - for a total of 22 parcels. The additional parcels include
areas where the prescriptive right-of-way was insufficient for construction of the
proposed improvements and coruer clips at the intersecting streets.
3. The proposed right-of-way will generally be 1 foot from the edge of the proposed
sidewalk.
4. There will be four permanent drainage easements acquired for the project.
5. The city will work with the property owners to obtain the right-of-way and drainage
easements.
4. Construction Easements
1. In many areas, it will be necessary for the contractor to access and utilize private property
on a temporary basis grade for slope grading, seeding and reconstruction of driveways.
2. The city will not pursue or obtain any temporary construction easements for this project.
The city will work directly with individual property owners to reach an agreement for any
disruption to private property.
