Permanent Water Line Easement
Temporary Construction Easement
Dear Sir:
The City of Coppell is currently working with the engineering firm of Birkhoff, Hendricks &
Conway, L.L.P., to design the S.H. 121 Water Line Project. Line 'A' begins at the intersection of
S.H. 121 and N. Coppell Road and runs northwest, generally within the southern right-of-way of
S.H. 121, to Denton Tap Road. Line 'B' comes off of Line 'A' and crosses under the future S.H.
121 Bypass and ties into the existing 8-inch water line located in the utility easement between
Block C, Lot 79 and Block A Lot 51 of the Coppell Greens Phase Two Addition. The project is
in the final design phase and the City is in the process of acquiring the land rights necessary to
construct the project. There are three permanent water line easements and three temporary
construction easements to be acquired within the project limits. It will be necessary to acquire a
20-foot permanent water line easement and 50-foot temporary construction easement on property
that is owned by FWRM, Inc. The temporary construction easement is not filed with Dallas
County, so there will not be a permanent encumbrance on your property associated with this
easement.
With this letter I am providing a copy of the permanent water line easement and temporary
construction easement documents necessary for the construction of the S.H. 121 Water Line
Project. Please review the enclosed documents and let me know if you have any questions or if
you wish to view the construction plans. It is anticipated that construction will begin in October
2004.

ACROSS THE PROPERTY OF

BEING a strip of land for a permanent waterline easement more or less twenty (20) feet in width and being
over, under and across a tract of land located in the Clarinda Squires Survey, Abstract No. 1682, Denton
County, Texas, conveyed to FRWM, Inc. by a deed now of record in Volume 97122, Page 5267, Tract 1, of
the Land Records of Denton County, Texas, said strip of land being more particularly described as follows:
BEGINNING at a point found in the common east property line of said FRWM tract and west property line of
a tract of land conveyed to Beal Mortgage, Inc. by a deed now of record in File No. 95-0030664 of the Land
Records of Denton County, Texas, said point also being in the north right-of-way line of S.H. 121 (a variable
width right-of-way), said point also being N 62° 12' 12" W, a distance of 1.15 feet from an iron rod found;
THENCE, N 64010'37'' W, along said S.H. 121 north right-of-way line, a distance of 25.97 feet to a point for
a comer;
THENCE N 25°49'21'' E, leaving said north right-of-way line of S.H. 121, a distance of 8.56 feet to a point
for a comer;
THENCE N 01005'00" E, being at all times a 20-foot perpendicular distance from and parallel to the east line
of said FRWM tract, a distance of 503.77 feet to a point for a comer;
THENCE N 31°49'39'' E, a distance of 39.12 feet to a point for a comer, said point also being in the common
east property line of said FRWM tract, and west property line of a tract of land platted as Block A, Lot 45X,

BEGINNING at a point found in the north right-of-way line of S.H. 121 (a variable width right-of-way), said
point also being N 64°10'37'' W, a distance of 25.97 feet along said S.H. 121 north right-of-way line, from
the southeast comer of said FRWM tract, said southeast comer also being the southwest comer of a tract of
land conveyed to Beal Mortgage, Inc. by a deed now of record in File No. 95-0030664 of the Land Records of
Denton County, Texas, said common comer also being N 62°12'12'' W, a distance of 1.15 feet from an iron
rod found;
