BEING a strip of land for a permanent water line easement more or less twenty (20) feet in width and
being over, under and across a tract of land located in the Clarinda Squires Survey, Abstract No.
1327, Dallas County, Texas, platted as Block E, Lot 48X, Magnolia Park Addition, an addition to the
City of Coppell by a deed now of record in Volume 98145, Page 0506, of the Land Records of Dallas
County, Texas, said strip of land being more particularly described as follows:
BEGINNING at a point found in the common northeast property comer of said Magnolia Park tract
and the northwest property comer of a tract of land conveyed to SCI Denton Tap Ltd. P.S.. by a deed
now of record in Volume 99106, Page 7729 of the Land Records of Dallas County, Texas, said point
also being in the south fight-of-way line of S.H. 121 (a variable width right-of-way), said point also
being in the northeast comer of an existing utility easement (an existing 15-foot wide easement), said
point also being N 17°46'38" E, a distance of 0.62 feet from a "X" found in the concrete adjacent to
the south right-of-way line of SH 121;
THENCE, S 25°02'01" W, along said Magnolia Park tract east line, also being said SCI Denton Tap
tract west line, also being said existing utility easement east line, a distance of 27.85 feet to the point
of curvature of a tangent curve to the left, said curve having a chord bearing of S 23°50'10" W, a
chord distance of 22.15 feet, a tangent length of 11.08 feet, a central angle of 02°23'43"and a radius
of 530.00 feet;
THENCE along said tangent curve to the left, a distance of 22.16 feet to a point for a comer;
THENCE, N 64o57'59'' W, along the south line of said Magnolia Park tract and the north line of an
existing alley right-of-way (nominal 15-foot width), a distance of 20.02 feet to a point for a comer,
said point being the point of curvature of a non-tangent curve to the right, said curve having a chord
bearing of N 23052'46" E, a chord distance of 22.15 feet, a tangent length of 11.08 feet, a central
angle of 02°lS'29"and a radius of 550.00 feet;
THENCE along said non-tangent curve to the right, being concentric to, and 20 feet in radial distance
from, the west property line of the said SCI Denton Tap tract a distance of 22.16 feet to a point for a
corner;
THENCE, N 25°02'01'' E, being at all times a 20-foot perpendicular distance from and parallel to
said SCI Denton Tap tract west line, a distance of 27.85 feet to a point for a comer in the south right-
of-way line of SH 121, also being in the north property line of said Magnolia Park tract;
THENCE S 64o57'59'' E, along said Magnolia Park tract north line, also being said S.H. 121 south
right-of-way line, a distance of 20.00 feet to the POINT OF BEGINNING, said twenty (20) foot wide
permanent water line easement containing 0.023 acres (1,000.12 square feet), more or less.
