BEING a strip of land for a permanent waterline easement more or less fifteen (15) feet in width and being
over, under and across a tract of land located in the B.B.B. & C.R.R. Co. Survey, Abstract No. 1772, Dallas
County, Texas, conveyed to Robert H. Staton, .Ir. & David M. Staton by a deed now of record in Volume
83093, Page 3413, tract 5, of the Land Records of Dallas County, Texas, said strip of land being more
particularly described as follows:
BEGINNING at a point found in the common northeast property comer of said Staton tract and the northwest
property comer of a tract of land conveyed to Irene Whaley Trustee et al by a deed now of record in Volume
2001189, Page 6952 of the Land Records of Dallas County, Texas, said point also being in the south right-of-
way line of S.H. 121 (a variable width right-of-way), said point also being the northeast comer of an existing
utility easement (an existing 20-foot wide easement), said point also being the northwest comer of an existing
ingress/egress easement (an existing 50-foot wide easement), said point also being N 48o17'52" E, a distance
of 368.86 feet from a 5/8-inch iron rod found in the northwest property line of said Staton tract;
THENCE, S 69°49'48" E, along said Staten tract northeast line, also being said Whaley tract southwest line,
also being said existing utility easement northeast line, also being said existing ingress/egress easement
southwest line, a distance of 17.00 feet to a point for a comer;
THENCE S 48°17'52" W, being at all times a 15-foot perpendicular distance from and parallel to said Staton
tract northwest line, also being said S.H. 121 south right-of-way line, a distance of 377.51 feet to a point for a
comer;
THENCE S 53°05'51'' W, being at all times a 15-foot perpendicular distance from and parallel to said Staton
tract northwest line, also being said S.H. 12I south right-of-way line, a distance of 99.36 feet to a point for a
comer;
