ST9301-ES020816August 16, 2002 Joseph Dingman 180 Samuel Blvd. Coppell, TX 75019 T H E · C I T Y - O F COPPEL£ RE: Sandy Lake Road Project (MacArthur Blvd. to east city limits) #ST 93-01 / Parcels 8-2SE Dear Mr. Dingman: The City of Coppell is in the process of finalizing the plans for the construction work associated with Sandy Lake Road from MacArthur Blvd. to the City of Coppell's east city limits. This work will widen Sandy Lake Road from a two-lane asphalt road to a four lane divided boulevard adjacent to the St. Joseph's development. Prior to beginning construction a slope easement will be necessary adjacent to the eastern end of St. Joseph's property. The eastern end is the section of St. Joseph's property that is encumbered by the TXU transmission lines, generally east of where Starleaf Drive will intersect Sandy Lake Road. No slope easement is necessary across the remainder of St. Joseph's property because it is being filled with the development. With this letter I am providing a description of the slope easement necessary for the construction of Sandy Lake Road. The mad is being elevated approximately five feet in this area. Therefore, to provide an acceptable slope back to the existing ground the slope easement is necessary. The slope easement is not filed with the county; therefore, there will be no permanent encumbrance on the property associated with this slope easement. The timeline is such that we anticipate bidding the construction of Sandy Lake Road in October of this year. Therefore, any assistance you can provide in expediting the dedication of the slope easement to the City of Coppell for the construction of Sandy Lake Road will be greatly appreciated.
