recorded in Volume 98194, Page 4718 of the Deed Records of Dallas County, Texas, and
being more particularly described by metes and bounds as follows:
Commencing at the inside east comer of said St. Jude tract, said corner also being the west
corner of a called 2.0500 acre tract of land described in a deed to the City of Coppell, Texas
as recorded in Volume 95128, Page 3136 of said Deed Records;
Thence, North 29 degrees 10 minutes 59 seconds East, along the common line of said St.
Jude tract and said City of Coppell tract, a distance of 300.05 feet to a one-half inch iron rod
marked 2609 found in the existing southwest right of way line of Sandy Lake Road at the
northern most northeast corner of said St. Jude tract, for the POINT OF BEGINNING, said
steel rebar being located at a distance of 39.85 feet Right from centerline station 42+61.65 as
shown on Dallas County's 1991 Bond Program Right of Way plans on file at the Dallas
County Public Works Department;
1. THENCE, South 29 degrees 10 minutes 59 seconds West, along said common line, a
distance of 15.20 feet to a one-half inch steel rebar with yellow plastic cap marked AB&A,
set on the proposed southwest right of way line of Sandy Lake Road;
2. THENCE, North 53 degrees 29 minutes 06 seconds West, along the proposed southwest
right of way line of Sandy Lake Road, a distance of 747.29 feet to a one-half inch steel
rebar with yellow plastic cap marked AB&A, set at the beginning of a curve to the left;
3. THENCE Northwest, continuing along the proposed southwest right of way line of Sandy
Lake Road and along the curve to the left which has a chord that bears North 64 degrees
31 minutes 16 seconds West for a distance of 304.36 feet, a central angle of 22 degrees
04 minutes 18 seconds and a radius of 795.00 feet, for an arc distance of 306.25 feet to a
60d nail, set on the common line of said St. Jude tract and a called 0.7580 acre tract of
land described in a deed to Coppell Municipal Utility District No. 1 as recorded in Volume
75222, Page 1202 of said Deed Records;
4. THENCE, North 00 degrees 07 minutes 27 seconds East, along the common line of said
St. Jude tract and said Utility District tract, a distance of 35.24 feet to a point in the
existing southwest right of way line of Sandy Lake Road in a non-tangent curve to the
