RE: Sandy Lake Road Project #ST 93-01 (MacAtthur Blvd. to east ~ity limits)
Parcels 19 & 19SE, 21-1, 21-1 SE, 21-2, 21-2 SE
Dear Mr. Gray:
This letter is written as a follow-up to my April 25, 2002 letter concerning the acquisition of right-of-way
from TXU. The City of Coppell has sold monies for the construction of Sandy Lake Road and is in the
process of acquiring the last four parcels, this being one of the four parcels. There are three separate right-of-
way parcels and slope easements to be obtained from TXU for the widening of Sandy Lake Road. As stated
in my previous letter, Sandy Lake Road is being elevated approximately four to five feet in this general area.
Therefore, the slope easements are necessary to grade the roadway back to natural ground. The right-of-way
documents will be filed with the county and be a permanent taking from the TXU property. However, the
slope easements will not be filed with the county and will cease to exist once the roadway is complete. In
essence, the slope easement only allows the contractor the opportunity to grade the land adjacent to the
roadway to allow for the proper sloping for future maintenance purposes.
The City of Coppell will be bidding the project in October of this year. Therefore, any help you can provide
in expediting the processing of the documents for the dedication of the right-of-way will be greatly
appreciated. If you should have any questions or need additional information please feel free to contact me.
