Parcels 19 & 19SE, 21-1, 21-I SE, 21-2, 21-2 SE
Dear Mr. Gray:
For some time now the City of Coppell has been working with Dallas County to finalize the design of Sandy Lake
Road from MacArthur Blvd. to the Elm Fork of the Trinity River and to finalize the right-of-way documents. Our
records indicate that Texas Power & Light Company is the owner of Parcels 19 and 19SE as shown in Volume 67014,
Page 0627 of the D.R.D.C.T. Our records also show that Dallas Power and Light is the owner of Parcels 21 and 21-
ISE as shown in Volume 4613, Page 593 of the D.R.D.C.T.; and Parcels 21-2 and 21-2SE as shown in Volume 4594,
Page 302 of the D.R.D.C.T. It is my undemtanding that TXU is now the owner of these parcels of property.
To accomplish the widening of Sandy Lake Road it is necessary to acquire the right-of-way as shown on the enclosed
documents. Because of the floodplain associated with the Elm Fork of the Trinity River it is necessary for the City to
elevate Sandy Lake Road four to five feet in this area. Because of the elevation of the roadway, it is necessary to
provide sloping from the new roadway level back to the natural ground on both sides of the road. This sloping
necessitates the need for the slope easements. No work will be performed within the slope easements other than the
grading to get back to natural ground.
The City of Coppell is moving forward with the selling of bonds to begin construction of this project in the fall of
2002. Therefore it is imperative that we acquire the right-of-way in a timely manner. I have enclosed all fight-of-way
documents along with dedication documents. Your help in expediting the processing of these documents for the
dedication of right-of-way will be greatly appreciated. If you should have any questions or need additional
