BEING 2,075 square feet of land situated in the David Meyers Survey, Abstract No. 886
in the City of Coppel!, Dallas County, Texas, and being part of the remainder of that
certain celled 16.5000 acre tract of land described in a deed to Dallas Power and Light
Company being executed on October 16, 1956 as recorded in Volume 4594, Page 302 of
the Deed Records of Dallas County, Texas, and being more particularly described by
metes and bounds as follows:
Commencing at the southwest comer of said D. P. & L. tract;
Thence, North 29 degrees 13 minutes 36 seconds East, along the northwest line of said
D. P. & L. tract, a distance of 5568.80 feet to a one-half inch iron rod with cap marked
2609 found in the existing southwest dght of way line of Sandy Lake Road, for the POINT
OF BEGINNING, said iron rod being the north comer of said D. P. & L. tract and the
northeast comer of a certain called 48.1320 acre tract of land as described in a deed to
St. Jude Inc., as recorded in Volume 98194, Page 04718 of said Deed Records, and
being located at a distance of 39.44 feet Right from centedine station 48+11.82 as shown
on Dallas County's 1991 Bond Program Right of Way plans on file at the Dallas County
Public Works Department;
1. THENCE, South 53 degrees 31 minutes 40 seconds East, along the existing
southwest dght of way line of Sandy Lake Road, a distance of 131.05 feet to a point
for the east comer of said D. P. & L. tract, being the northwest comer of Common
Area No. 1 as shown on the Replat of River Ridge Addition, an addition to the City of
Coppell, Dallas County, Texas, as recorded in Volume 95031, Page 02123 of said
Deed Records and also being described in a deed to Riverchase Owners Association,
Inc., a Texas Corporation, as recorded in Volume 95027, Page 01964 of said Deed
Records, in the existing southwest dght of way line of Sandy Lake Road;
2. THENCE, South 32 degrees 02 minutes 00 seconds West, leaving the existing
southwest right of way line of Sandy Lake Road and along the common east line of
said D. P. & L. tract and the west line of said Common Area No. 1, a distance of 24.04
feet to a one-half inch steel rabar with yellow plastic cep marked AB&A, set on the
proposed southwest right of way line of Sandy Lake Road in a cut-back line;

4. THENCE, Northwest, continuing along the proposed southwest right of way line of
Sandy Lake Road and along the curve to the right which has a chord that beara North
54 degrees 05 minutes 31 seconds West for a distance of 22.67 feet, a central angle
of 01 degrees 13 minutes 52 seconds and a radius of 1055.00 feet, for an arc
distance of 22.67 feet to a one-half inch steel rebar with yellow plastic cap marked
AB&A, set at the end of said curve;
5. THENCE, North 53 degrees 29 minutes 06 seconds West, continuing along the
proposed southwest right of way line of Sandy Lake Road, a distance of 98.32 feet to
a one-half inch steel rebar with yellow plastic cap marked AB&A, set on the common
line of said D. P. & L. tract and said St. Jude tract;
