Dear Sirs:
In 1996 the City of Coppell acquired fight-of-way from Johnny Thompson across property commonly referred to as
the Riverview Subdivision for the future construction of Sandy Lake Road. That right-of-way was acquired prior to
the final design of Sandy Lake Road. Dallas County has now completed the design of Sandy Lake Road and it is
anticipated that the City of Coppell will bid the project for construction in the fall of 2002. The f'mal design does
necessitate the need for acquisition of two drainage easements from this property. Because of floodplain
considerations, the City will also be elevating the roadway approximately four feet in this area. When Dallas
County's consultant performed the surveys in the mid-1990's it showed that a slope easement would also be required
across the frontage of the property. Since that time, the property has been filled and it is conceivable that the slope
easement may not be necessary or might be to a lesser extent as shown on the enclosed documents. Because of the
uncertainty surrounding the real need of the slope easements, the City of Coppell would request that the slope
easement document be signed, in essence, granting the City permission to perform any necessary grading on the
property. The slope easement will not be filed at the County.
The total of the two drainage easements combined is 2,165 square feet. For the acquisition of drainage easements
adjacent to Sandy Lake Road along this section, the City of Coppell has been offering $1.00/per square foot. With
this letter 1 am enclosing a copy of the drainage easements and the slope easement.
This letter shall constitute an offer from the City of Coppell for the acquisition of the two drainage easements as
follows:
1. Acquisition of two drainage easements at $1.00/sq.ft. x 2,165 sq. ft.
$2,165.00
If this is acceptable to you please sign below and return to me. Once I have received the letter, I will start the process
for payment of the $2,165.00. When the check has been processed we can arrange a mutually agreeable time to meet
