Belt Line Road Coppell, TX 75019 RE: Sandy Lake Road Project #ST 93-01 (MacArthur Blvd. to east city limits) Parcels 27-2DE 1, 27-2DE 2, 27-1SE & 27-2SE Dear Mr. Thompson: This letter is written as a follow-up to our recent conversation concerning the need for the City to acquire slope and drainage easements from property along Sandy Lake Road owned by Steve Kimbrel, Adrian Moore and yourself. You may recall that in 1996 the City of Coppell acquired the necessary right-of-way for the road construction. At that time, the construction plans were incomplete. Now that the construction plans are complete, there is a need to acquire slope easements and drainage easements from this property. As stated in our conversation, it is quite conceivable that the slope easements may not be necessary since the property has been filled since the original survey for the Sandy Lake Road design. However, signing the slope easements will still give us the opportunity to access the property to do any necessary grading to make sure the slopes are acceptable once the project is complete. The two drainage easements are necessary to build headwalls, a wye inlet and a portion of stormdrain on your property in two separate locations. Both locations are collecting water from your property and discharging it into a system within Sandy Lake Road. You may recall that during the design of Sandy Lake Road there were numerous conversations between Dallas County, my office and yourself concerning the appropriate discharge of drainage from your property. Construction plans were revised to accommodate drainage from the front part of your property. With this letter I am enclosing Sheets 34, 44 and 45 of the construction plans. Sheet 34 is the Drainage Area Map showing area I-8, I-9, K-1 and K-4 as being portions of your property that drain to Sandy Lake Road. Sheets 44 and 45 show the two drainage systems that collect water from your property. The total of the two drainage easements combined is 2,165 square feet. For the acquisition of drainage easements adjacent to Sandy Lake Road along this section, the City of Coppell has been offering $1.00/per square foot. With this letter I am enclosing a copy of the drainage easements and the slope easements. This letter shall constitute an offer from the City of Coppell for the easements as follows: 1. Acquisition of two drainage easements at $1.00/sq.t~. x 2,165 sq. fi. acquisition of the two drainage $2,165.00 As previously stated, it is doubtful that the slope easements are required. However, signing the slope easements will give us the opportunity to perform any minor grading on your site. The slope easements are not filed at the county and at the completion of work they cease to exist. If this offer is acceptable to you please sign below and return to me. Once I have received the letter, I will start the process for payment of the $2,165. When the check has been processed we can arrange a mutually agreeable time to meet to notarize the documents in exchange for the check.
