Our records indicate that you are the owner of what is shown as Parcels 9 and 10. These two parcels combined have approximately 360 feet of frontage along Sandy Lake Road. In order to accomplish the construction of Sandy Lake Road it is necessary to acquire fight-of-way and slope easements from both parcels and additional drainage easements. Generally the amount of right-of-way to be acquired is slightly over five feet adjacent to the existing Sandy Lake Road right-of-way line. Drainage easements are necessary to collect water from your side of Sandy Lake and discharge it into a system in Sandy Lake Road. The total amount of right-of-way to be acquired from all parcels 9 and 10 is 1,033 sq. fi. The total amount of drainage easement to be acquired is 1,350 sq. fi. and the slope easement is 16,204 sq. fi. It should be noted that the slope easement is calculated by subtracting out the area of drainage easements 9DE and 10DE (see below). 9SE 9367. square feet 10SE +5487. square feet 9DE -435. square feet 10DE -915. square feet Total Slope Easement 16,204. square feet Because drainage easements encumber portions of the property beyond the construction, the City of Coppelt offers a greater value for the drainage easements. Therefore, they are broken out in the calculations so that a higher dollar amount can be attached to them. Along this section of Sandy Lake Road the City of Coppell has been offering $2.00 per square foot for the fight-of-way. Typically easements are acquired at one-half the value of the right-of-way and slope easements are acquired at one-fourth the value of the right-of-way. It should be noted that the slope easements are not permanent easements. They only allow us the right to grade from the new roadway section to the natural ground to create a gentler slope that is easier to maintain. The slope easements are not filed with Dallas County and once the project is complete they no longer are valid. This letter constitutes an offer fi.om the City of Coppell for the acquisition of the fight-of-way, drainage, and slope easements as follows: 1. Acquisition of permanent fight-of-way at $2.00/sq. fi. x 1,033 sq. fi. 2. Acquisition of temporary slope easements at $0.50/sq.ft. x 16,204 sq.ft. 3. Acquisition of drainage easements at $1.00/sq.fi. x 1,350 sq.fi. Total $2,066.00 $8,102.00 $1,3.5o.oo $11~718.00 The City of Coppell is currently in the process of selling bonds to begin conslruction of this project in the fall of 2002. Therefore, it is imperative that we acquire the necessary right-of-way as soon as possible. With this letter I have provided copies of rlght-of-way, drainage and slope easements.
