KNOW ALL MEN BY THESE PRESENTS
THAT the term Grantor used herein shall be construed in the singular or plural
number as suc),½erm respectively represents one or more than one person.
THAT, The ~ Builders, Inc., herein after referred to as GRANTOR, in consideration
of the sum ofTen and no/100 Dollars ($10.00) and other good and valuable consideration in hand
paid by City of Coppell, Texas, receipt of which is hereby acknowledged, does by these presents
grant, bargain, sell and convey unto City of Coppeil, Texas, ("GRANTEE"), the free and
uninterrupted use, liberty and privilege of passage in, along, upon and across the following
described property owned by GRANTOR for the purpose of a slope easement for grading, sloping
or filling along, upon and across said property to provide a more subtle grade change transition,
across GRANTORS main tract with the right and privilege at all times, of the GRANTEE herein,
its agents, employees, workmen and representatives having ingress, egress, and regress in, along,
upon and across said premises for the purpose of grading, sloping or filling along, upon and across
said slope easement or any part thereof.
Said slope easement being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
After construction has been completed or after any entry for repairs or maintenance,
GKANTEE shall, except for removed obstructions, return the surface area of the slope easement to
its original condition as nearly as practical taking into consideration the nature of the work being
performed. GRANTOR reserves the fight to use and maintain the surface of the slope easement
strip for purposes which will not interfere with GRANTEES rights hereby granted and agree that,
GRANTEE shall not be obligated for future maintenance and upkeep of the slope easement strip.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

BEING 9,367 square feet of land situated in the David Meyers Survey, Abstract No. 886
in the City of Coppell, Dallas County, Texas, and being part of a called 0.508 acre tract of
land described in a deed to The Holmes Builders, Inc. being executed on December 28,
2000 as recorded in Volume 2001004, Page 2220 of the Deed Records of Dallas County,
Texas, and being more particularly described by metes and bounds as follows:
Commencing at the east comer of said Holmes Builders tract and an intedor comer of a
tract of land described in a deed to The Holmes Builders, Inc. as recorded in Volume
2000135, Page 3104 of said Deed Records;
Thence, South 37 degrees 50 minutes 15 seconds West, along the common line of said
Holmes tracts, a distance of 131.46 feet to a one-half inch steel rebar with yellow plastic
cap marked "AB&A", set on the proposed slope easement, for the POINT OF
BEGINNING, said steel rebar being located at a distance of 100.00 feet left from
centedine station 35+44.88 as shown on Dallas County's 1991 Bond Program Right of
Way plans on file at the Dallas County Public Works Department;
1. THENCE, South 37 degrees 50 minutes 15 seconds West, continuing along said
common line, a distance of 45.01 feet to a one-half inch steel rebar with yellow plastic
cap marked "AB&A", set on the proposed northeast dght of way line of Sandy Lake
Road;
2. THENCE, North 53 degrees 32 minutes '37 seconds West, along the proposed
northeast dght of way line of Sandy Lake Road, a distance of 27.59 feet to a one-half
inch steel rebar with yellow plastic cap marked "AB&A", set for the beginning of a
curve to the left;
3. THENCE, Northwest, continuing along the proposed northeast dght of way line of
Sandy Lake Road and along the curve to the left which has a chord that bears North
56 degrees 30 minutes 34 seconds West for a distance of 94.78 feet, a central angle
of 06 degrees 00 minutes 12 seconds and a radius of 905.00 feet, for an arc distance
of 94.82 feet to a one-half inch steel rebar with yellow plastic cap marked "AB&A", set
on the existing northeast right of way line of Sandy Lake Road at the end of said
curve;

northeast dght of way line of Sandy Lake Road, a distance of 122.77 feet to a point on
the north line of said Holmes Builders tract and the existing south right of way line of
Gravel Ddve;
5. THENCE, North 89 degrees 16 minutes 49 seconds East, along the north line of said
Holmes Builders tract and the existing south dght of way line of Gravel Ddve, a
distance of 48.44 feet to a one-half inch steel rebar with yellow plastic cap marked
"AB&A", set for comer on the proposed slope easement at the beginning of a non-
tangent curve to the dght;
6. THENCE, Southeast, along the proposed slope easement and along the non-tangent
curve to the right which has a chord that bears South 58 degrees 54 minutes 37
seconds East for a distance of 179.67 feet, a central angle of 10 degrees 51 minutes
08 seconds and a radius of 950.00 feet, for an arc distance of 179.94 feet to a one-
half inch steel rebar with yellow plastic cap marked "AB&A", set for corner at the end
of said curve;
7. THENCE, South 53 degrees 28 minutes 48 seconds East, continuing along the
proposed slope easement, a distance of 28.55 feet to the POINT OF BEGINNING
and containing 9,367 square feet or 0.2150 acres of land, more or less.
