known herein as (~Ib, ANTOR, in consideration of the sum of T~en and n(~/100 15t~llars ($-10.00) and
other good and valuable consideration paid by the City of Coppell, Texas, a municipal corporation
of Dallas County, Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and
convey to said City (GRANTEE), it successors and assigns, a permanent fight-of-way and the flee
and uninterrupted use, liberty and privilege of passage in, along, upon and across the following
described property owned by Grantor (the "easement strip") for the purpose of right of way across
Grantor's main tract with the right and privilege at all times, of the GRANTEE herein, its agents,
employees, workmen and representatives having ingress, egress, and regress in, along, upon and
across said premises (the "easement strip") for the purpose of making additions to. improvements
on and repairs to any part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement
strip, such fences, buildings and other obstructions as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, return the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserve the fight to use and maintain the surface of the easement strip for purposes
which will not interfere with GRANTEE'S fights hereby granted and agree that, GRANTEE shall
not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

BEING 248 square feet of land situated in the David Meyers Survey, Abstract No. 886 in
the City of Coppell, Dallas County, Texas, and being part of a called 0.3844 acre tract
descdbed as Tract One in a deed to Rains Custom Developments, Inc. being executed
on June 15, 2000 as recorded in Volume 2000124, Page 1835 of the Deed Records of
Dallas County, Texas, and being more particularly described by metes and bounds as
follows:
Commencing at a three-fourths inch iron rod found, being the east comer of said Tract
One and the north comer of a called 0.7620 acre tract described as Tract Two in said
deed to Rains Custom Developments, Inc. as recorded in Volume 2000124, Page 1835
of said Deed Re, c. ords;
Thence, South 51 degrees 31 minutes 00 seconds West, along the common line of said
Tract One and said Tract Two a distance of 360.46 feet to a three-fourths inch iron rod
found in the existing northeast dght of way line of Sandy Lake Road for the POINT OF
BEGINNING, said iron rod also being the west comer of said Tract Two and being
located at a distance of 50.00 feet dght from centedine station 37+08.50 as shown on
Dallas County's 1991 Bond Program Right of Way plans on file at the Dallas County
Public Works Department;
1. THENCE, North 53 degrees 28 minutes 47 seconds West, along the existing

THENCE, South 53 degrees 29 minutes 06 seconds East, along the proposed
northeast dght of way line of Sandy Lake Road, a distance of 49.57 feet to a one-half
