KNOW ALL MEN BY TH~SE PRESENTS
known herein as GRANTOR, in consideration of the sum of Ten and no/100 Dollars ($10.00) and
other good and valuable consideration paid by the City of Coppell, Texas, a municipal corporation
of Dallas County, Texas, receipt of wh/ch is hereby acknowledged, does hereby grant, bargain, and
convey to said City (GRANTEE), it successors and assigns, a permanent right-of-way and the free
and uninterrupted use, liberty and privilege of passage in, along, upon and across the following
described property owned by Grantor (the "easement strip") for the purpose of right of way across
Grantor's main tract with the right and privilege at all times, of the GRANTEE herein, its agents,
employees, workmen and representatives having ingress, egress, and regress in, along, upon and
across said premises (the "easement strip") for the purpose of making additions to, improvements
on and repairs to any part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove fi.om the easement
strip, such fences, buildings and other obstmctinns as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, remm the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserve the right to use and maintain the surface of the easement strip for purposes
which will not interfere with GRANTEE'S rights hereby granted and agree that, GRANTEE shall
not be obligated for furore maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

Legal Land Description for Parcel 14
BEING 592 square feet of land situated in the David Meyers Survey, Abstract No. 886 in the
City of Coppell, Dallas County, Texas, and being part of a called 0.545 acre tract of land
described in a deed to Henry H. Tate being executed on October 1, 2001, as recorded in
Volume 200123, Page 04680 of the Deed Records of Dallas County, Texas, and being more
particularly described by metes and bounds as follows:
Commencing at the east comer of said Tate tract and the north comer of a called 0.6120
acre tract described in deed to Patsy Ann Phillips as recorded in Volume 80067, Page 3011
of said Deed Records;
Thence, South 44 degrees 03 minutes 30 seconds West, along the common line of said Tate
tract and said Phillips tract, a distance of 255.36 feet to a three-eighth inch iron md found in
the south comer of said Tate tract and in the existing northeast dght of way line of Sandy
Lake Road for the POINT OF BEGINNING, said iron rod also being the west comer of said
Phillips tract and being located at a distance of 49.71 feet from centedine station 40+21.93 as
shown on Dallas County's 1991 Bond Program Right of Way plans on file at the Dallas
County Public Works Department;
1. THENCE, North 53 degrees 20 minutes 10 seconds West, along the existing northeast
dght of way line of Sandy Lake Road, a distance of 113.47 feet to a one-half inch iron rod
found at the west comer of said Tate tract and the south comer of a tract of land
described in Tract 3 in a deed to Rains Custom Developments, Inc. as recorded in
Volume 2000124, Page 1835 of said Deed Records;
THENCE, North 51 degrees 31 minutes 00 seconds East, along the common line of said
Tate tract and Rains tract, a distance of 5.26 feet to a one-half inch steel rebar with
yellow plastic cap marked "AB&A", set on the proposed northeast dght of way line of
Sandy Lake Road;
THENCE, South 53 degrees 29 minutes 06 seconds East, along the proposed northeast
dght of way line of Sandy Lake Road, a distance of 112.82 feet to a one-half inch steel
rebar with yellow plastic cap marked "AB&A", set on the common line of said Tate tract
and said Phillips tract;
