Dear Ms. Phillips:
This letter is written as a follow-up to my November 12, 2001 letter concerning the acquisition of
right-of-way from your property located along Sandy Lake Road. After further review of the
project, it was determined that the slope easement previously provided to you could encroach into
the existing structure and that all necessary grading may not be able to be accomplished within the
area. Therefore, the City of Coppell has instructed the consultant to revise the plans to provide for a
small retaining wall along the new right-of-way line. While this is a greater cost to the City of
Coppell it does eliminate the grading and potential encroachment into your structure. The City of
Coppell is in the process of selling bonds to start construction in the fall of 2002. Therefore, it is
imperative that we acquire the right-of-way in an expedient manner. To acquire right-of-way along
Sandy Lake Road the City has been offering $2.00 per square foot.
Therefore, this letter constitutes an offer from the City of Coppell for the acquisition of the right-of-
way as follows:
1. Acquisition of permanent right-of-way at $2.00/sq. ft. x 601 sq. ft.
$1,202.00
If you should need any additional clarification on the revision of the plans please contact this office
at 972/304-3686. If the above offer is acceptable please sign below and retum to me. Once I have
received the letter, I will start the process for payment of the $1,202.00. When the check has been
processed we can arrange a mutually agreeable time to meet to notarize the documents in exchange
for the check.
