KNOW ALL MEN BY THESE PRESENTS
THAT, Pasty Ann Phillips , known herein as GRANTOR, in consideration of the
sum of Ten and no/100 Dollars ($I0.00) and other good and valuable consideration paid by the
City of Coppell, Texas, a municipal corporation of Dallas County, Texas, receipt of which is
hereby acknowledged, does hereby grant, bargain, and convey to said City (GRANTEE), it
successors and assigns, a permanent right-of-way and the free and uninterrupted use, liberty and
privilege of passage in, along, upon and across the following described property owned by Grantor
(the "easement sthp") for the purpose of right of way across Grantor's main tract with the right and
privilege at all times, of the GRANTEE herein, its agents, employees, workmen and representatives
having ingress, egress, and regress in, along, upon and across said premises (the "easement strip")
for the purpose of making additions to, improvements on and repairs to any part thereof.
Said easement strip being described in Exhibits "A" and "B' attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement
strip, such fences, buildings and other obstructions as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, return the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserves the right to use and maintain the surface of the easement strip for purposes
which will not interfere with GRANTEE'S rights hereby granted and agree that, GRANTEE shall
not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

Legal Land Description for Parcel 1-5
BEING 601 square feet of land situated in the David Meyers Survey, Abstract No. 886 in the
City of Coppell, Dallas County, Texas, and being part of a called 0.6120 acre tract described
in a deed to Patsy Ann Phillips being executed on March 24, 1980 as recorded in Volume
80067, Page 3011 of the Deed Records of Dallas County, Texas, and being more particularly
described by metes and bounds as follows:
Commencing at the east comer of said Phillips tract and an interior corner of a tract
described in a deed to the City of Carrollton, Texas, as recorded in Volume 91226, Page
0332 of said Deed Records;
Thence, South 51 degrees 31 minutes 00 seconds West, along the common line of said
Phillips tract and said City of Carrollton tract, a distance of 175.39 feet to a three-eighths
inch iron rod found for the south corner of said Phillips tract and on the existing northeast
right of way line of Sandy Lake Road for the POINT OF BEGINNING, said iron rod also
being the most southerly west corner of said City of Carrollton tract and being located at a
distance of 49.91 feet left from centedine station 41+35.58 as shown on Dallas County's
1991 Bond Program Right of Way plans on file at the Dallas County Public Works
Department;
1. THENCE, North 53 degrees 35 minutes 06 seconds West, along the existing northeast
right of way line of Sandy Lake Road, a distance of 113.65 feet to a three-eighths inch
iron rod found for the west comer of said Phillips tract and the south comer of a tract of
land as described in a deed to Robert King and wife, Heather King as recorded in Volume
2000002, Page 5434 of said Deed Records;
2. THENCE, North 44 degrees 03 minutes 30 seconds East, along the common line of said
Phillips tract and said King tract, a distance of 5.42 feet to a one-half inch steel rebar with
yellow plastic cap marked AB&A, set on the proposed northeast right of way line of Sandy
Lake Road;
3. THENCE, South 53 degrees 29 minutes 06 seconds East, along the proposed northeast
right of way line of Sandy Lake Road, a distance of 114.33 feet to a one-half inch steel
rebar with yellow plastic cap marked AB&A, set on the common line of said Phillips and
City of Carrollton tracts;
