Dear Mr. Howell:
This letter is written as a follow-up to my June 1, 2001 letter and as a follow-up to information
provided by Mike Martin on June 6, 2001 concerning the need for the City of Carrollton to dedicate
right-of-way for the construction of Sandy Lake Road.
The previous information provided to the City of Carrollton showed Parcel 16 as containing 1,169
square feet of necessary right-of-way. It also included Parcel 16SE, which was 5,791 square feet of
slope easement. Since those documents were provided in June 2001 the plans have been revised.
The City of Coppell still needs the right-of-way in the amount of 1,169 square feet. However, the
need for the slope easemem has been eliminated. Because of the proximity of the house to the west
of this site, the City of Coppell is constructing a short retaining wall adjacent to the Sandy Lake
Road right-of-way. Therefore, no slope easement is necessary along the western side of your
property. However, along the eastern side of your properly at the outfall of the existing culverts a
drainage easement will be required so that the necessary work for the outfall can be constructed.
That drainage easement is shown as Parcel 16DE and contains an area of 2,622 square feet.
With this letter I am providing copies of the revised easements along with the dedication
instruments. The City of Coppell is in the process of selling bonds so that construction can begin on
this project in the fall of 2002. Therefore, any assistance you can provide in expediting the
dedication of the fight-of-way and drainage easements to the City of Coppell for the construction of
Sandy Lake Road will be greatly appreciated.
