KNOW ALL MEN BY THESE PRESENTS
THAT, the CITY OF CARROLLTON, TEXAS, a municipal corporation of Dallas
County, Texas acting by and through the undersigned, their duly authorized representative, known
herein as GRANTOR, for and in consideration of the sum often and no/100 Dollars ($10.00) and
other good and valuable consideration paid by thc CITY OF COPPELL, TEXAS, a municipal
corporation of Dallas County, Texas, receipt of which is hereby acknowledged, does hereby grant,
bargain, and convey to said City (GRANTEE), it successors and assigns, a permanent right-of-way
and the right to construct, reconstruct and perpetually maintain a public street and/or drainage
facilities and utilities, together with all necessary appurtenances thereto, and with the right and
privilege at any and all times, to enter said permanent right-of-way, or any part thereof, as is
necessary to the proper use of any other right granted herein, and for the purpose of constructing,
reconstructing and maintaining said public street and/or drainage facilities and utilities, and for
making connections therewith, in, upon and across said permanent right-of-way. Provided
however, a[ler any construction or repair, Grantee will return Grantor's property to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
It is understood and agreed that the Grantor's rights in said property shall be paramount.
Said permanent right-of-way being described in Exhibits "A" and "B" attached hereto and
made a part hereof for all purposes.
TO HAVE AND TO HOLD unto the City of CoppeIl, Texas, its successors or assigns for
the purposes aforesaid.

DRAINAGE EASEMENT

KNOW ALL MEN BY THESE PRESENTS
THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, the CITY OF CARROLLTON, TEXAS, a municipal corporation of Dallas
County, Texas acting by and through the undersigned, their duly authorized representative, known
herein as GRANTOR, for and in consideration of the sum ofTen and No/100 Dollars ($10.00) and
other good and valuable consideration in hand paid by the CITY OF COPPELL, TEXAS, receipt
of which is hereby acknowledged, does by these presents grant, bargain, sell and convey unto said
City, ("GRANTEE"), the free and uninterrupted use, liberty and privilege of passage in, along, upon
and across the following described property owned by Grantor (the "Drainage Easement") for the
purpose of constructing and maintaining an underground drainage system across CJrantor's main
tract with the right and privilege at all times, of the GRANTEE herein, its agents, employees,
workmen and representatives having ingress, egress, and regress in, along, upon and across said
Drainage Easement for the purpose of making additions to, improvements on and repairs to said
drainage system or any part thereof.
Said Drainage Easement being described in Exhibits "A" and "B" attached hereto and made
a part hereof for all purposes.
That in consideration of the benefits above set out, GRANTEE will remove from the
Drainage Easement, such fences, buildings and other obstructions as may be found upon said
property. After construction of the underground drainage system has been completed or after any
entry for repairs or maintenance, GRANTEE shall, except for removed obstructions, return the
surface area of the Drainage Easement to its original condition as nearly as practical taking into
consideration the nature of the work being performed. GRANTOR reserves the right to use and

TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.
