KNOW ALL MEN BY THESE PRESENTS
THAT, the CITY OF CARROLLTON, TEXAS, a municipal corporation of Dallas
County, Texas acting by and through the undersigned, their duly authorized representative, known
herein as GRANTOR, for and in consideration of up to two future access points in conformance
with the City of Coppell standards and the sum ofTen and no/100 Dollars ($10.00) and other good
and valuable consideration paid by the CITY OF COPPELL, TEXAS, a municipal corporation
of Dallas County, Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and
convey to said City (GRANTEE), it successors and assigns, a permanent right-of-way and the right
to construct, reconstruct and perpetually maintain a public street and/or drainage facilities and
utilities, together with all necessary appurtenances thereto, and with the right and privilege at any
and all times, to enter said permanent right-of-way, or any part thereof, as is necessary to the proper
use of any other right granted herein, and for the purpose of constructing, reconstructing and
maintaining said public street and/or drainage facilities and utilities, and for making connections
therewith, in, upon and across said permanent right-of-way.
Said permanent right-of-way being described in Exhibits "A" and "B" attached hereto and
made a part hereof for all purposes.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid.

Legal Land Description for Parcel 1__6
BEING 1,169 square feet of land situated in the David Meyers Survey, Abstract No. 886 in
the City of Coppell, Dallas County, Texas, and being part of a called 24.153 acre tract
described in a deed to the City of Carrollton, Texas, being executed on November 14, 1991
as recorded in Volume 91226, Page 0332 of the Deed Records of Dallas County, Texas, and
being more particularly described by metes and bounds as follows:
Commencing at an interior corner of said City of Carrollton tract and the east corner of a
called 0.6120 acre tract described in a deed to Patsy Ann Phillips as recorded in Volume
80067, Page 3011 of said Deed Records;
Thence, South 51 degrees 31 minutes 00 seconds West, along the common line of said City
of Carrollton tract and said Phillips tract, a distance of 175.39 feet to a three-eighths inch iron
rod found for the most southerly west corner of said City of Carrollton tract and on the existing
northeast right of way line of Sandy Lake Road for the POINT OF BEGINNING, said iron rod
also being the south corner of said Phillips tract and being located at a distance of 49.91 feet
left from centerline station 41+35.58 as shown on Dallas County's 1991 Bond Program Right
of Way plans on file at the Dallas County Public Works Department;
THENCE, North 51 degrees 31 minutes 00 seconds East, along the common line of said
City of Carrollton tract and said Phillips tract, a distance of 5.36 feet to a one-half inch
steel rebar with yellow plastic cap marked "AB&A", set on the proposed northeast right of
way line of Sandy Lake Road;
THENCE, South 53 degrees 29 minutes 06 seconds East, along the proposed northeast
right of way line of Sandy Lake Road, a distance of 234.54 feet to a one-half inch steel
rebar with yellow plastic cap marked "AB&A", set on the common line of said City of
Carrollton tract and a called 0.2950 acre tract described in a deed to Rex Brooks as
recorded in Volume 78194, Page 3797 of said Deed Records;
3. THENCE, South 38 degrees 30 minutes 00 seconds West, along said common line, a
distance of 4.77 feet to a point on the existing northeast right of way line of Sandy Lake
Road;
