Because of the size and configuration of your property the acquisition of the right-of-way and construction of the road will further diminish your ability to develop the property. The property in question is also bounded along the northem edge by a drainage way that discharges into Denton Creek. With the construction of Sandy Lake Road, the City will be constructing box culverts along with railing in this area. This further reduces the ability to access the property from Sandy Lake Road. Because of these constraints on the property and the need for the City to acquire the necessary right-of-way to construct Sandy Lake Road, per our discussions, the City is offering to purchase the entire tract of 0.295 acres of land as recorded in Volume 78194, Page 3797 of the deed records of Dallas County. It is my understanding from discussions with you and from information provided by the City's Tax Office that there are taxes ¢,rrentlv due on this property. My investigation reveals that not including current year taxes, ~ere is a balance due of $1,968 in back tmxes. This is broken down as follows: City Taxes Carrollton-Farmers Branch ISD Taxes Dallas County Taxes Current year taxes on this property will be in the range of $200. Acquisition of a 0.2950 acre tract of land situated at 1360 Sandy Lake Road for a total amount of 2. Deduction of past due and current year taxes of Total $6,000.00 -$2,100.00 $3,900.00 As I stated in our previous conversations, our attorney has indicated that this will be a simple deed transfer from you to the City of Coppell. Therefore, prior to providing a check in the amount of $3,900 we will need to have a copy of the deed to verify that there are no outstanding liens on the property, with the exception of the back taxes.
