KNOW ALL MEN BY THESE PRESENTS
THAT the term Grantor used herein shah be construed in the singular or plural
number as such term respectively represents one or more than one person.
herein after referred to as GRANTORS,/t~ consideration of the sum of Ten and no/100 DoIlar~
($10.00) and other good and valuable consideration in hand paid by City of Coppell, Texas, receipt
of which is hereby acknowledged, does by these presents grant, bargain, sell and convey unto City
of Coppell, Texas, ("GRANTEE"), the free and uninterrupted use, liberty and privilege of passage
in, along, upon and across the following described property owned by Grantor for the purpose of a
slope easement for grading, sloping or filling along, upon and across said property to provide a
more subtle grade change transition, across Grantor's main tract with the right and privilege at all
times, of the GRANTEE herein, its agents, employees, workmen and representatives having
ingress, egress, and regress in, along, upon and across said premises for the purpose of maintaining,
making additions to, improvements on and repairs to the said slope easement or any part thereof.
Said slope easement strip being described in Exhibits "A" and "B" attached hereto and made
a part hereof for all purposes.
After construction has been completed or after any entry for repairs or maintenance,
GRANTEE shall, except for removed obstructions, return the surface area of the easement strips to
its original condition as nearly as practical taking into consideration the nature of the work being
performed. GRANTORS reserve the fight to use and maintain the surface of the slop? easement
strip for purposes which will not interfere with GRANTEE'S rights hereby granted and agree that,
GRANTEE shall not be obligated for future maintenance and upkeep of the slope easement strip.

Legal Land Description for Parcel 20-SE
BEING a tract of land situated in the David Meyers Survey, Abstract No. 886 in the City of
Coppell, Dallas County, Texas, and being part of a called 0.5240 acre tract of land described
in a deed to Terra Corporate Joint Venture being executed April 08, 1988 as recorded in
Volume 88071, Page 0717 of the Deed Records of Dallas County, Texas, and being more
particularly described by metes and bounds as follows:
Commencing at the north comer of said Terra Corporate tract, also being the east comer of
a called 0.4763 acre tract described in a deed to Texas Power and Light Company as
recorded in Volume 67014, Page 0627 of said Deed Records;
Thence, South 30 degrees 00 minutes 00 seconds West, along the common line of said
Terra Corporate tract and said T. P. & L. tract, a distance of 188.52 feet to a one-half inch
steel rebar with yellow plastic cap marked AB&A, set on the proposed slope easement, for
the POINT OF BEGINNING, said steel rebar being located at a distance of 75.00 feet left
from centedine station 46+97.61 as shown on Dallas County's 1991 Bond Program Right of
Way plans on fife at the Dallas County Public Works Department;
1. THENCE, South 53 degrees 29 minutes 06 seconds East, along the proposed slope
easement, a distance of 99.80 feet to a one-half inch steel rebar with yellow plastic cap
marked AB&A, set on the common line of said Terra Corporate tract and of a called
0.9430 acre tract described in a deed to Dallas Power And Light Company as recorded in
Volume 4613, Page 593 of said Deed Records;
2. THENCE, South 29 degrees 32 minutes 47 seconds West, along said common line, a
distance of 20.15 feet to a one-half inch steel rebar with yellow plastic cap marked AB&A,
set on the proposed northeast right of way line of Sandy Lake Road;
3. THENCE, North 53 degrees 29 minutes 06 seconds West, along the proposed northeast
dght of way line of Sandy Lake Road, a distance of 99.97 feet to a one-half inch steel
rebar with yellow plastic cap marked AB&A, set on the common line of said Terra
Corporate tract and said T. P. & L. tract;
