KNOW ALL MEN BY TItESE PRESENTS
known herein as GRANTOR, in consideration of th¥~m of Ten and no/100 Dollars ($10.00) and
other good and valuable consideration paid by the City of Coppell, Texas, a municipal corporation
of Dallas County, Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and
convey to said City (GRANTEE), it successors and assigns, a permanent right-of-way and the free
and uninterrupted use, liberty and privilege of passage in, along, upon and across the following
described property owned by Grantor (the "easement strip") for the purpose of right of way across
Grantor's main tract with the right and privilege at all times, of the GRANTEE herein, its agents,
employees, workmen and representatives having ingress, egress, and regress in, along, upon and
across said premises (the "easement strip") for the purpose of making additions to, improvements
on and repairs to any part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement
strip, such fences, buildings and other obstructions as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, return the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserve the right to use and maintain the surface of the easement strip for purposes
which will not interfere with GRANTEE'S rights hereby granted and agree that, GRANTEE shall
not be obligated for furore maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for

BEING a tract of land situated in the David Meyers Survey, Abstract No. 886 in the City of
Coppell, Dallas County, Texas, and being part of a called 0.5240 acta tract of land described
in a deed to Terra Corporate Joint Venture being executed on April 08, 1988 as recorded in
Volume 88071, Page 0717 of the Deed Records of Dallas County, Texas, and being mora
particularly described by metes and bounds as follows:
Commencing at the north comer of said Terra Corporate tract, also being the east comer of
a called 0.4763 acre tract described in a deed to Texas Power and Light Company as
recorded in Volume 67014, Page 0627 of said Deed Records;
Thence, South 30 degrees 00 minutes 00 seconds West, along the common line of said
Terra Corporate tract and said T. P. & L. tract, a distance of 223.13 feet to a point on the
existing northeast right of way line of Sandy Lake Road, for the POINT OF BEGINNING, said
point being the west corner of said Terra Corporate tract and the south comer of said T. P. &
L. tract, and being located at a distance of 41.30 feet Left from centedine station 47+02.87 as
shown on Dallas County's 1991 Bond Program Right of Way plans on file at the Dallas
County Public Works Department;
THENCE, North 30 degrees 00 minutes 00 seconds East, along said common line, a
distance of 14.48 feet to a one-half inch steel rebar with yellow plastic cap marked AB&A,
set on the proposed northeast right of way line of Sandy Lake Road;
THENCE, South 53 degrees 29 minutes 06 seconds East, along the proposed northeast
dght of way line of Sandy Lake Road, a distance of 99.97 feet to a one-half inch steel
rebar with yellow plastic cap marked AB&A, set on the common line of said Terra
Corporate tract and a called 0.9430 acta tract described in a deed to Dallas Power and
Light Company as recorded in Volume 4613, Page 593 of said Deed Records;
THENCE, South 29 degrees 32 minutes 47 seconds West, along said common line, a
distance of 14.95 feet to a point on the existing northeast right of way line of Sandy Lake
