KNOW ALL MEN BY THESE PRESENTS
THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
THAT, Riverchase Owners Association, Inc.
herein after referred to as GRANTORS, in consideration of the sum of Ten and no/100 Dollars
($10.00) and other good and valuable consideration in hand paid by City of Coppell, Texas, receipt
of which is hereby acknowledged, does by these presents grant, bargain, sell and convey unto City
of Coppell, Texas, ("GRANTEE"), the free and uninterrupted use, liberty and privilege of passage
in, along, upon and across the following described property owned by Grantor for the purpose of a
slope easement for grading, sloping or filling along, upon and across said property to provide a
more subtle grade change transition, across Grantor's main tract with the right and privilege at all
times, of the GRANTEE herein, its agents, employees, workmen and representatives having
ingress, egress, and regress in, along, upon and across said premises for the purpose of maintaining,
making additions to, improvements on and repairs to the said slope easement or any part thereof.
Said slope easement strip being described in Exhibits "A" and "B" attached hereto and made
a part hereof for ail purposes.
After construction has been completed or after any entry for repairs or maintenance,
GRANTEE shall, except for removed obstructions, return the surface area of the easement strips to
its original condition as nearly as practical taking into consideration the nature of the work being
performed. GRANTORS reserve the fight to use and maintain the surface of the slope easement
strip for purposes which will not interfere with GRANTEE'S rights hereby granted and agree that,
GRANTEE shall not be obligated fore.future maintenance and upkeep of the slope easement strip.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

Legal Land Description for Parcel 23SE
BEING 1,031 square feet of land situated in the David Meyers Survey, Abstract No. 886 in
the City of Coppell, Dallas County, Texas, and being a part of that certain called 19.189 acre
tract of land as shown on the Replat of River Ridge Addition, an addition to the City of
Coppell, Dallas County, Texas, as recorded in Volume 95031, Page 02123 of said Deed
Records and also being described in a deed to Riverchase Owners Association, Inc., a Texas
Corporation, as recorded in Volume 95027, Page 01964 of said Deed Records, and being
more particularly described by metes and bounds as follows:
Commencing at an angle point on the common west line of said Rivemhase tract and the
east line of the remainder of that certain called 16.5000 acre tract of land as described in a
deed to Dallas Power and Light being executed October 16, 1956, as recorded in Volume
4594, Page 302 of said deed records;
Thence, North 32 degrees 02 minutes 00 seconds East, along said common line, a distance
of 133.33 feet to a one-half inch steel rebar with yellow plastic cap marked AB&A, set on the
proposed slope easement, for the POINT OF BEGINNING, said steel rebar being located at
a distance of 212.57 feet right from centerline station 49+47.01 as shown on Dallas County's
1991 Bond Program Right of Way plans on file at the Dallas County Public Works
Department;
1. THENCE, North 32 degrees 02 minutes 00 seconds East, continuing along said common
line, a distance of 147.93 feet to a one-half inch steel rebar with yellow plastic cap marked
AB&A set on the proposed southwest dght of way line of Sandy Lake Road at the
beginning of a non-tangent curve to the left;
2. THENCE, Southeast, along the proposed southwest right of way line of Sandy Lake Road
and along said non-tangent curve to the left which has a chord that bears South 55
degrees 27 minutes 50 seconds East for a distance of 8.02 feet, a central angle of 00
degrees 25 minutes 53 seconds and a radius of 1,065.00 feet, and an am distance of
8.02 feet to a "X" cut on concrete, set on the existing northwest right of way line of
Riverchase Ddve (variable width right of way at this point) according to the right of way
dedication plat recorded in Volume 86090, Page 3527 of said Deed Records, said steel
rebar also being at the beginning of a non-tangent curve to the left;
THENCE, Southwest, along the existing northwest dght of way line of Riverchase Ddve
and along said non-tangent curve to the left which has a chord that bears South 31
degrees 18 minutes 57 seconds West for a distance of 147.73 feet, a central angle of 09
degrees 06 minutes 40 seconds and a radius of 930.00 feet, for an arc distance of 147.89
