THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
known herein as GRANTOR, in consideration of the sum of Ten and no/100 Dollars ($10.00) and
other good and valuable consideration in hand paid by City of Coppell, Texas, receipt of which is
hereby acknowledged, does by these presents grant, bargain, sell and convey unto City of Coppell,
Texas, ("GRANTEE"), the free and uninterrupted use, liberty and privilege of passage in, along,
upon and across the following described property owned by Grantor (the "easement strip") for the
purpose of constructing and maintaining an underground drainage system across Grantor's main
tract with the right and privilege at all times, of the GRANTEE herein, its agents, employees,
workmen and representatives having ingress, egress, and regress in, along, upon and across said
premises (the "easement strip") for the purpose of making additions to, improvements on and
repairs to said drainage system or any part thereof.
Said easement strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for all purposes.
That in consideration of the benefits above set out, Grantee will remove from the easement
strip, such fences, buildings and other obstructions as may be found upon said property. After
construction of the underground drainage system has been completed or after any entry for repairs
or maintenance, GRANTEE shall, except for removed obstructions, return the surface area of the
easement strip to its original condition as nearly as practical taking into consideration the nature of
the work being performed. GRANTORS reserve the right to use and maintain the surface of the
easement strip for purposes which will not interfere with GRANTEE'S rights hereby granted and
agree that upon completion of the underground facility and restoration of the surface, GRANTEE
shall not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

BEING 900 square feet of land situated in the Weston Perry Survey, Abstract No. 1152 in the
City of Coppell, Dallas County, Texas, and being part of a called 18.8587 acre tract of land
described in a deed to Peter Park being executed on February 19, 1993 as recorded in
Volume 93037, Page 0373 of the Deed Records of Dallas County, Texas, and being more
particularly described by metes and bounds as follows:
Commencing at the northeast comer of said Peter Park tract;
Thence, South 00 degrees 39 minutes 13 seconds East, along the east line of said Peter Park
tract, a distance of 1,105.04 feet to a one-half inch steel rebar with yellow plastic cap marked
"AB&A", set on the proposed north dght of way line of Sandy Lake Road, said steel rebar also
being on the common line of said Peter Park tract and a called 41.9710 acre tract of land
described in a deed to Carrollton-Farmers Branch Independent School District as recorded in
Volume 80230, Page 0510 of said Deed Records;
Thence, West, continuing along the proposed north right of way line of Sandy Lake Road a
distance of 963.37 feet to a one-half inch steel rebar with yellow plastic cap marked "AB&A",
set at the beginning of a curve to the dght;
Thence, Northwest, continuing along the proposed north right of way line of Sandy Lake Road
and along said curve to the right which has a chord that bears North 79 degrees 35 minutes 12
seconds West for a distance of 341.71 feet, a central angle of 20 degrees 49 minutes 58
seconds and a radius of 945.00 feet, and an arc distance of 343.60 feet to a one-half inch steel
rebar with yellow plastic cap marked "AZB", set at the southeast comer of the proposed
drainage easement, for the POINT OF BEGINNING, said steel rebar being located at a
distance of 55.00 feet left of centedine station 51+85.87 as shown on Dallas County's 1991
Bond Progam Right of Way plans on file at the Dallas County Public Works Department;
t. THENCE, Northwest, continuing along the proposed north dght of way line of Sandy Lake
Road and along said curve to the dght which has a chord that bears North 68 degrees 15
minutes 28 seconds West for a distance of 30.00 feet, a central angle of 01 degrees 49
minutes 08 seconds and a radius of 945.00 feet, and an arc distance of 30.00 feet to a one-
half inch steel rebar with yellow plastic cap marked "AZB", set at the southwest comer of the
proposed drainage easement;

proposed drainage easement, a distance of 30.00 feet to a one-half inch steel rebar with
yellow plastic cap marked "AZB", set on the north line of the proposed slope easement at
the beginning of a non-tangent curve to the left;
3. THENCE, Southeast, along the north line of the proposed slope easement and said curve
to the left which has a chord that beam South 68 degrees 15 minutes 27 seconds East for a
distance of 30.00 feet, a central angle of 01 degrees 52 minutes 43 seconds and a radius of
915.00 feet, and an arc distance of 30.00 feet to a one-half inch steel rebar with yellow
plastic cap marked "AZB", set at the northeast comer of the proposed drainage easement;
4. THENCE, South 21 degrees 44 minutes 21 seconds West, along the east line of the
proposed drainage easement, a distance of 30.00 feet to the POINT OF BEGINNING and
containing 900 square feet or 0.0207 acres of land, more or less.
