Coustruction Plan Review Comments
Dear Mr. Hamilton:
The City of Coppel] has reviewed the referenced plans and has the following comments to offer:
1. The drawing set shall include a cover sheet and the plat.
2. Provide a traffic control plan for review and comment for the work within the Denton Tap
right-of-way.
Site Layout/Paving Plan
3. Refer to the City of Coppell Subdivision Ordinance regarding the requirements for stamped
concrete brick pavers at the entryway to the property. Add stamped concrete brick pavers to
the Paving Legend.
4. Indicate the limits of paving for the driveway. Construction of a minimum 24' driveway
width is required for tine department access. A minimum driveway radius of 10' is required
onto Denton Tap Road, however a 20' radius is prefeiTed.
5. Fire Lane Notes: An unobstructed vertical clearance of not less than 14 feet (not 13 feet 6
inches) is required.
6. Fire Lane Striping Notes: This lettering shall Ue painted every 15 feet (not 20 feet) as
measured.
7. While the Engineering Department is not the permitting agency for screening walls, the
required wall along the west property line should be shown on the site plan, and if any off-
site runoff is entering the property from the west, the wall should be designed to
accommodate that mnoff.
8. Correct the NCTCOG note text or the text box so that text does not hang outside of the text
box on this and all sheets.
9. All details on this sheet and in the construction plans, which are included in our Standard
Details, should be removed from the plans. The only details to be included in these plans are
details that are revised and specific to this project. The contractor is required to have a copy
of the City of Coppell Standard Detai]s on the job site at all times during construction.

10. Refer to City of Coppell Subdivision Ordinance for sub-grade preparation requirements and
City standards for paving notes.
Grading Plan
11. Provide enough existing grade information to establish drainage patterns along the west side
of the property. Any off-site drainage from the west shall be allowed to continue through this
property.
12. Provide topographic information for the full limits of construction; this includes the driveway
on this and on the adjacent property.
13. Construction Notes: All concrete interfaces and changes in concrete thickness will have an
expansion joint furnished and installed in accordance with the City of Coppell Standard
Details (not the details provided.)
14. Construction Notes: All sidewalks shall conform to ADA and TAS requirements.
Drainage Map
15. Not enough topographical information is provided to verify the drainage areas as shown.
Utility Plan & Alternate Utility Plan
16. Submit only one utility plan. If field conditions require a change, the change will be reviewed
at the appropriate time.
17. A drainage easement will be required where the property line is crossed with storm sewer
piping. Provide a filed copy of this easement. No permits will be given until a filed easement
exists.
18. Provide a profile view for the proposed storm water piping that includes any conflicting
water and sanitary sewer piping.
19. Any bore shall be by dry bore.
20. Contractor shall core into existing sanitary sewer manholes.
21. Provide a detailed plan for connection to the existing water main. Tap onto the main only
once. Refer to the sketch on the sheet.
22. General Notes for Water Improvements: Remove Note 2. The City does not install meters.
Note 3: All water lines to be embedded in sand per City of Coppell standards. Note 4: All
services in the ROW or easement to be 1"diameter type K copper per City standards.
23. General Notes for Sanitary Sewer: Note 1: All proposed sanitary sewer pipe shall be PVC
SDR-35, green in color. Notes 2 & 5: Follow TCEQ requirements.
Sanitary Sewer Plan and Profile
24. Show all water lines and storm sewer lines in the profile view.
25. Bore shall be dry bore with steel casing.
26. Contractor shall core into existing sanitary sewer manholes.
Erosion Control Plan
27. General Notes: Contractor shall comply with all TCEQ and EPA requirements including
preparation and execution of a Storm Water Pollution Prevention Plan.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions, please contact this office at your
