Construction Plan Review Comments
Dear Mr. Arshouk:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Cover Sheet C-1
1. Reference City of Coppell Deputy Chief, not the City of Piano.
2. Provide Sheet C-2 Plat.
General Notes C-3
3. All construction shall meet City of Coppell Standards.
4. General and Erosion Control Note 4: Clarify.
5. General and Erosion Control note 10: All erosion control measures shall meet TCEQ
regulations.
6. Water Note 3: Clearances between water mains and sanitary sewer mains shall meet all
TCEQ regulations.
7. Water Note 4: Domestic water services shall be type K copper in City ROW and easements.
8. Grading and Drainage Note I: All stom~ drainage pipes shall be RCP Class III pipe with a
minimum allowable strength...
Demolition Plan C-4
9. Provide details of the modification to the curb inlet and documentation from a structural
engineer showing that the structural integrity of the box is not compromised and that it can
withstand the loads that it will endure in this application.
10. Insure appropriate traffic signage is in place lo control the direction of traffic at the west
drive~vay.

11. Provide a copy of the easement by separate instrument for the fire lane.
12. All construction shall meet current ADA and TAS requirements.
Grading Plan C-7
13. Provide enough off-site elevation information to show how the water is flowing from the
adjacent site.
Site & Paving Detail C-6
14. All details on this sheet and in the construction plans, which are included in our Standard
Details, should be removed from the plans. The only details to be included in these plans are
details that are revised and specific to this project. The contractor is required to have a copy
of the City of Coppell Standard Details on the job site at all times during construction.
Drainage Plan C-8
15. Provide a concrete apron or rip-rap around the existing y-inlet to prevent erosion from water
flowing from the flume.
16. Show the off-site drainage areas and how they will affect the site. Include all drainage areas
in the Drainage Calculations Table.
17. 7.36 cfs appears to be more water than this one grate inlet can handle. A second inlet is
shown [o the west on C-12. Verify the drainage area and the calculation for this inlet. (Refer
to mark-ups for the second inlet and possible additional drainage area.).
Utilities Plan C-10
18. Verify the locations and depths of sanitary sewer and water stub outs at the site.
19. Provide a clean out in the right of way at the connection to the sanitary sewer.
20. Provide a detail of the connection to the existing water main including line and meter sizes.
A 6" minimum line is required for the fire riser. Domestic and irrigation services should
come off the main, not the fire line. Refer to the sample layout on the mark-ups. FDC shall
be 4" minimum. Currently the plans do not provide enough utility information to determine
the impact fees for this project.

22. Provide inlet protection for the y-inlet and grate inlets.

23. All silt fencing shall be backed with ~vire mesh and all posts shall be steel.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions, please contact this office at your
