THAT the term Grantor used herein shall be construed in the singular or plural
number as such term respectively represents one or more than one person.
herein after referred to as GRANTORS, in consideration of the sum of Ten and no/100 Dollars
($10.00) and other good and valuable consideration in hand paid by City of Coppell, Texas,
receipt of which is hereby acknowledged, does by these presents grant, bargain, sell and convey
unto City of Coppell, Texas, ("GRANTEE"), the free and uninterrupted use, liberty and
privilege of passage in, along, upon and across the following described property owned by
Grantor for the purpose of a slope easement for grading, sloping or filling along, upon and across
said property to provide a more subtle grade change transition, across Grantor's main tract with
the right and privilege at all times, of the GRANTEE herein, its agents, employees, workmen
and representatives having ingress, egress, and regress in, along, upon and across said premises
for the purpose of maintaining, making additions to, improvements on and repairs to the said
slope easement or any part thereof.
Said slope easement strip being described in Exhibits "A" and "B" attached hereto and
made a part hereof for all purposes.
After construction has been completed or after any entry for repairs or maintenance,
GRANTEE shall, except for removed obstructions, return the surface area of the easement strips
to its original condition as nearly as practical taking into consideration the nature of the work
being performed. GRANTORS reserve the right to use and maintain the surface of the slope
easement strip for purposes which will not interfere with GRANTEE'S rights hereby granted and
agree that, GRANTEE shall not be obligated for future maintenance and upkeep of the slope
easement strip.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns
for the purposes aforesaid, the premises above described.

SLOPE EASEMENT
BEING a 0.0173 acre tract of land in the City of Coppell, Texas, part of the McKinney and
Williams Survey, Abstract No. 1054, Dallas County, Texas, and part of Tract Two described to
William G. Thompson, Trustee by plat in Volume 80112, Page 3068 in Deed Records Dallas
County, Texas (D,R.D.C.T.), and being more particularly described as follows:
BEGINNING at a set 1/2 ~ihch "frO'h- i~°d With a yellow plastic cap stamped "HALFF ASSOC.,
INC.", hereinafter referred to as "with cap" for comer located at the centerline station 15+38.02,
offset 60.00 feet left, as defined in Public Works Project number 490-403.1 / 91-829 in the project
records of Dallas County, Texas, at the southwest comer of said Tract Two on the existing north
right-of-way line of Beltline Road (120 feet wide), said point also being the southeast comer of the
tract described by instrument to Robert L. & M. Kathrin Ingle and by plat as the Shake & Shake
Shingle Addition as recorded in Volume 85226, Page 4479, D.R.D.C.T., said point being on the
east line of a public access easement;
THENCE North 00 degrees 09 minutes 48 seconds West, departing said existing north fight-of-way
line and along the said common property line a distance of 25.32 feet to a set 1/2 inch iron rod with
cap for comer;
THENCE South 76 degrees 00 minutes 15 seconds East, departing said common property line and
returning to said existing north right-of-way line, a distance of 60.26 feet to a set 1/2 inch iron rod
with cap for comer at the point of curvature of a non-tangent circular curve to the right having a
radius of 1372.40 feet and whose chord bears South 79 degrees 34 minutes 25 seconds West, a
distance of 59.38 feet;
THENCE Southwesterly along said curve and said existing north right-of-way line through a
central angle of 02 degrees 28 minutes 45 seconds, an arc length of 59.38 feet to the POINT OF
BEGINNING and containing 752 square feet or 0.0173 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 (PID CS3408). Convergence angle at GPS4 is
(+) 00048'34.9.' as computed by Corpscon version 4.11.
