BEING a 0.0517 acre tract of land in the City of Dallas, Texas in the Jacob G. Carlock Survey,
Abstract No. 312 in Dallas County, Texas and part of 149.87 acre tract as described by deed to
Dallas Power and Light, Inc. dated 01-06-56 as recorded in the Deed Records of Dallas County,
Texas (D.R.D.C.T.) and being more particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "Halff Assoc., Inc."
hereinafter referred to as "with cap" for comer on the existing south right-of-way line of Beltline
Road and located at the centerline Station 59 + 10.50, offset 60.00 right as defined in Public Works
Project number 490-403.1 / 91-829 in the project records of Dallas County, Texas;
THENCE South 22 degrees 37 minutes 41 seconds East, departing said existing south right-of-line
way, a distance of 30.00 feet to a set 1/2 inch iron rod with cap for comer;
THENCE South 67 degrees 22 minutes 19 seconds West, and parallel to said existing south right-
of-way line, a distance of 75.00 feet to a set 1/2 inch iron rod with cap for comer;
THENCE North 22 degrees 37 minutes 41 seconds West, returning to said existing south right-of-
way line, a distance of 30.00 feet to a set 1/2 inch iron rod with cap for comer;
THENCE North 67 degrees 22 minutes 19 seconds East, a distance of 75.00 feet to the POINT OF
BEGINNING and containing 2,250 square feet or 0.0517 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is (+) 00048'34.9''
as computed by Corpscon version 4.11.
