We have responded to your comments as follows: 1. The drawing set shall include a cover sheet and the plat - Included. 2. Provide a traffic control plan for review and comment for the work within the Denton Tap right- of-way- Traffic Control Plan has been provided. Site LayouOPavi~g Plan 3. 'Refer to the City of Coppell Subdivision Ordinance regarding the re~l_ _u_irements for stumped concrete/brick pavers at the enttyway to the property. Add stamped concrete/brick pavers tothe Paving Legend - Done. 4. Iudicate the limits ofpaving for the driveway. Construction of a wlnlmum 24' driveway width is required for fire dapa~ tment access. A minimum driveway radius of 10' is required onto Denton Tap Road, however a 20' radius is preferred. - Noted, see revised plans. 5. Fire Lane Notes: An unobstructed vertical cleazance of not less than 14 feet (not 13 feet 6inches) is required. - Noted. 6. Fire Lane Striping Notes: This lettering shall be painted every 15 feet (not 20 feet) as measured. - Noted. 7. While the ~%6neering ~ talent is not the permitting agency for screening walls, the required wall along thc west propen'y line should be shown on the site plan, and if any off-site runoff is entering thc propen'y Dom the west, the wall should be designed to accommoc~te that Hltloff. -- Noted. 8. Correct the NCTCOG note text or the text box so that text does not hang outside of the text box on this and all sheets. - Noted. 9. All details on this sheet and in the ennsm~ctiun plans, which are included in our Standard Details, should be removed from the plans. The only details to be included in these plans are details that are revised and specific to this project. Provide enough existing grade information to establish drainage patterns along the west side of the property. Any off-site drainage from the west shall be allowed to continue through this property. - Noted. 12. Provide topographic information for the full limits of construction; this includes the driveway on this and on the adjacont property. - Noted. 13. Constx'uction Notes: All concrete interfaces and changes in concrete thickness will have an expansion joint furnished and installed in accordance with the City of Coppell Standard Details (not the details provided.) - Noted on Paving Plan. 14. Construction Notes: All sidewalks shall conform to ADA and TAS requirements. - Noted. Drainage Map 15. Not enough topographical information is provided to verify the drainage areas as shown. - More spot information added - site is extremely fiat. Utility Plan & Alternate Utility Plan 16. Submit only one utility plan. If field conditions require a change, the change will be reviewed at the appropriate time. - Noted. 17. A drainage easement will be required where the property line is crossed with storm sewer piping. Provide a filed copy of this easement. General Notes for Sanitary Sewer: Note 1: All proposed sanitary sewer pipe shall be PVC SDR- 35, green in color. Notes 2 & 5: Follow TCEQ requirements. - Noted. Sanitary Sewer Plan and Profile 24.
