Sheet Cl.0:
1. Show the location of FDC's on the drawings.
4. Provide verification from the adjacent property owner to the west that allows this
development to connect to the adjacent property's fire line.
5. The screening wall cannot be located in the drainage easement.
4. The City anticipates beginning construction of a new 16" water line adjacent to this site in
mid 2005. There will need to be coordination between this development and the City
pertaining to taps, location and timing.
Sheet Cl.1:
1. Provide manholes where private storm drains meet public storm drains.
2. Provide profiles o f storm draln including any crossing utilities.
3. The location of the inlet at the northeast comer of the property will need to be relocated due
to the requested mutual access easement.
Sheet A-1.0:
1. The proposed 50' driveway exceeds the maximum 40' driveway allowed by the Subdivision
Ordinance. You should consider moving the median noses to align the median opening with
the driveway.
· Additional requirements may be identified during fuji engineeringplan review.

1. Provide a mutual access easement for the property to the north at the northern driveway.
2. Add the floodplain signature block to the plat.
3. Only 10 foot of the 20 foot Utility and Drainage Easement dedicated by Volume 90218, page
3264 can be abandoned. There still must be a minimum 20 foot Utility and Drainage
Easement centered over the existing 72" RCP. This will affect the placement of your
screening wall shown on Sheet A-1.0.
