Proposed development on Belt Line Road
The engineering department has received a set of plans for a proposed development on Belt Line
Road east of Denton Tap. I have spoken with the engineer and he has indicated that the property
owner wants to do some clearing and grading work then sell the property to someone who would
develop it.
I indicated to the engineer that we don't normally give early grading permits until the project is a
little further along in the process. He indicated that he and the owner were aware of the approval
process, but that they felt they needed to do this work in order to market the property.
As long as they comply with the necessary stormwater pollution prevention requirements, and
acknowledge that they will need to go through the site plan and plat approval process and that may
change the details of their site layout, the engineering department does not object to them doing this
work.
Please take a few minutes to look over the attached plans and let me know if you have any
comments on the issuance of an early grading permit. If you want to discuss this, feel free to give
