SLOPE EASEMENT
BEING a 0.1670 acre tract of land in the City of Coppell, Texas, said tract being part of the
McKinney and Williams Survey, Abstract No. 1054 in Dallas County, Texas, described by
instrument to Robert L. and M. Kathrin Ingle in Volume 85226, Page 4479, addressed as 200 East
Beltline Road and by plat as the Shake and Shingle Addition in the same volume and page as
previously just mentioned in the Deed Records Dallas County, Texas (D.R.D.C.T.), and being more
particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC. INC. ",
hereinafter referred to as "with cap ", for corner at the intersection of the west line of said Ingle tract,
the east line of the tract described by instrument to Beltline Distribution Center Investors as
recorded in Volume 93096, Page 1459, also by plat as the Northlake Business Center Phase 1 Block
2 in Volume 81085, Page 0970, D.R.D.C.T., and the existing north right -of -way line of Beltline
Road (120 feet wide);
THENCE North 00 degrees 09 minutes 50 seconds West, departing said existing north right -of-
way -line, and along the common said property lines, a distance of 6.26 feet to a set 1/2 inch iron rod
with cap for corner;
THENCE North 80 degrees 47 minutes 10 seconds East, a distance of(142.3 feet to a set 1/2 inch
iron rod with cap for corner;
THENCE North 00 degrees 00 minutes 00 seconds West, a distance of 8.82 feet to a set 1/2 inch
iron rod with cap for corner;
THENCE North 90 degrees 00 minutes 00 seconds East, a distance of 36.00 feet to a set 1/2 inch
iron rod with cap for corner;
THENCE South 00 degrees 00 minutes 00 seconds East, a distance of 9.34 feet to a set 1/2 inch
rod with cap for corner at the point of curvature of a non - tangent circular curve to the left with a
radius of 1347.40 feet and whose chord bears North 83 degrees 52 minutes 44 seconds East, with
a chord 152.06 feet;
THENCE Northeasterly along said curve through a central angle of 06 degrees 28 minutes 10
seconds and parallel to the previously mentioned existing north right -of -way line of Beltline
Road, an arc distance of 152.13 feet to a set 1/2 inch iron rod with cap for corner on the west line
of the tract described by plat to William G. Thompson, Trustee in Volume 80112, Page 3068,
D.R.D.C.T.;

THENCE South 00 degrees 09 minutes 48 seconds East, departing said curve, along said west
line and returning to the said existing north right -of -way line, a distance of 25.32 feet to a set 1/2
inch iron rod with cap for corner at the point of curvature of a non- tangent circular curve to the
right with a radius of 1372.40 feet and whose chord bears South 85 degrees 15 minutes 30
seconds West, with a chord length of 212.74 feet;
THENCE Southwesterly along said curve and said existing north right -of -way line through a
central angle of 08 degrees 53 minutes 25 seconds an arc distance of 212.95 feet to a set 1/2 inch
iron rod with cap for corner at the point of tangency;
THENCE South 89 degrees 42 minutes 12 seconds West, along said existing north right -of -way
line, a distance of 107.82 feet to the POINT OF BEGINNING and containing 7,276 square feet
or 0.1670 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is ( +) 00 0 4834.9"
