SLOPE EASEMENT
BEING a 0.0474 acre tract of land in the City of Dallas, Texas Jacob G. Carlock Survey, Abstract
No. 312 in Dallas County, Texas, said tract being part of the North Lake Beltline Limited
Partnership, Tract 1 Volume 87203, Page 5621, and being more particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC.
INC.", hereinafter referred to as "with cap" for comer and located at centerline 37 + 50.00, offset
60.00 right, as defined in Public Works Project # 490-403.1 / 91-829 in the project records of
Dallas County, Texas at the existing south right-of-way line of Beltline Road;
THENCE continuing southwesterly along radius of 1969.86 feet and whose chord bears south 37
degrees 14 minutes 55 seconds west with a chord of 206.05 feet said existing north right-of-way
line said curve through a central angle of 05 degrees 59 minutes 45 seconds, an arc distance of
206.14 feet to a set 1/2 inch iron rod with cap for comer;
THENCE North 55 degrees 44 minutes 58 seconds West, departing said existing north fight-of-way
line, a distance of 10.00 feet to a set 1/2 inch iron rod with cap for comer at the point of curvature
of a non-tangent circular curve to the fight having a radius of 1979.86 feet and whose chord bears
North 37 degrees 14 minutes 55 seconds East, a distance of 207.09 feet;
THENCE northeasterly through said curve through a central angle of 05 degrees 59 minutes 45
seconds, and parallel to the said existing north right-of-way line, an arc distance of 207.19 feet to a
set 1/2 inch iron rod with cap for comer;
THENCE South 49 degrees 45 minutes 13 seconds East, departing said curve and returning to the
said existing north fight-of-way line of Beltline Road, a distance of 10.00 feet to the POINT OF
BEGINNING and containing 2067 square feet or 0.0474 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is (+) 00°48'34.9"
as computed by Corpscon version 4.11.
