Construction Plan Review Comments
Dear Mr. Caruthers:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Cover Sheet
1. The name of the development should read "Vista Ridge (The Plaza), Lot 1R-8, Block D"
rather than "The Plaza".
2. Remove "Lewisville" from the title. The City of Coppell will not review or approve
infrastructure in Lewisville.
3. Remove the Plan Approval Paragraph.
Plate 1: Re-Plat (Coppell)
4. The plat shows a Sanitary Sewer Easement, however no sanitary sewer plans were provided.
Provide sanitary sewer plans for review.
5. Dimension the Plaza Boulevard ROW south of Lot 8.
6. There are no public utilities proposed in the location of the drainage easemeut defined by T7
and T8. Verify that this easement is necessary.

7. Show sidewalks and ADA Ramps on the site plan.
Plate 3: Re-Plat (Lewisville)
8. Remove this sheet from thc set.
Plate 4: Plaza Boulevard Paving Plan & Profile
9. Typical Pavement Section: 7" thick, 3000 psi concrcte is the minimum standard for this
street.
10. Section A-A: The Engineering Department will not approve a bar ditch the length of Plaza
Boulevard Consider using an underground drainagc design.

11. Why has the directional orientation of the plan been reversed? Use consistency throughout
the set.
Plate 5: Lewisville Drive Paving Plan & Profile
12. This sheet, where Lewisville Drive connects into a Coppell Street, may be included in the set
but will be for reference only.
Plate 7: Drainage Area Map
t3. Redo this sheet. Include and label all private and public infrastructure. Provide Drainage
Area Data and Inlet Design Data for the entire site. Add a column to the Drainage Area Data
table indicating to where each area drains. Include gutter capacity calculations. Refer to the
mark-ups on the drawing.
14. Update the Engineer's seal to read "Licensed" instead of "Registered" on this and all
applicable sheets.
Plate 8: Storm Sewer Plan & Profile
15. Show all public and private utilities in the plan and profile views. Refer to mark-ups.
16. Show the drop inlets in the drainage area calculations.
17. Ensure easements are provided for all public utilities.
18. Provide a detail of the connections to the Existing 8' x 6' RCB.
Plate 9: Water Plan
19. Label the proposed water line as "Public." Ensure there are an adequate number of valves
and fire hydrants and that they are properly spaced. Label all taps along Plaza Boulevard and
show meters.
20. Show the location of the private fire line. Show and label all meters, vaults, valves and
hydrants. Show and label the FDC piping.
21. Show the water easements.
22. Verify that the "Ex. 8" Water (Coppell)" shown on the north side of Denton Tap exists. You
may need to tap into the existing 12" line and dry bore at this location. Provide details.
23. Show the sanitary sewer services and main.
Plate 10: Water Line Plan & Profile
24. Remove this sheet from the set.
Plate 11: Erosion Control Plan
25. Note that the Erosion Control Plan shall meet all TCEQ and City of Coppell regulations.
26. Filter fabric material shall be wire backed and steel posts shall be used instead of wood
stakes.
27. Remove the detail for Hay Bale installation and all references (Notes 7, 9, 10) to the use of
hay bales or straw bales as erosion control devices. The City of Coppell does not allow the
use of hay or straw bales for erosion control.
28. Indicate the location of the construction entrance on the plans.
29. A large portion of the site that is located in Coppell is not shown on this sheet. Show the
entire site located in Coppell. Additional inlets are shown on Plate 7, which are not shown on
this Plate; the additional inlets will need protection also.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions or would like to meet to discuss the
