SLOPE EASEMENT
BEING a 0.1592 acre tract of land in the City of Dallas, Texas, said tract being part of the Jacob G.
Carlock Survey, Abstract No. 312, Dallas County, Texas, North Lake Beltline Limited Partnership,
Tract I Volume 87203, Page 5621 and being more particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC INC.",
hereinafter referred to as "with cap", at the intersection of the existing north right-of-way line of
Beltline Road and the existing northeast right-of-way line of the St. Louis and Southwestern Railroad
on the tract described by instrument as Tract 1 to Northlake - Beltline Limited Partnership in
Volume 87203, Page 5621, 500 East Beltline Road in the Deed Records Dallas County, Texas
(D.R.D.C.T.);
THENCE North 64 degrees 54 minutes 27 seconds West, departing said existing north right-of-way
line and along said existing northeast railroad right-of-way line, a distance of 21.40 feet to a set 1/2
inch iron rod with cap for corner at the point of curvature of a non-tangent circular curve to the right
having a radius of 1989.86 feet and whose chord bears North 47 degrees 32 minutes 23 seconds East,
with a chord distance of 118.58 feet;
THENCE northeasterly along said curve, departing said existing railroad right-of-way line, and
parallel to said existing north right-of-way line of Beltline Road through a central angle of 3 degrees
24 minutes 54 seconds, an arc distance of I 18.60 feet to a set 1/2 inch iron rod with cap for corner,
said point being non-tangent;
THENCE North 55 degrees 29 minutes 10 East, a distance of 52.27 feet to a set 1/2 inch iron rod
with cap for corner at the point of curvature of a non-tangent circular curve to the right having a
radius of 1984.86 feet and whose chord bears North 52 degrees 59 minutes 50 seconds East, a
distance of 155.85 feet;
THENCE northeasterly along said curve and parallel to said existing north right-of-way line through a
central angle of 04 degrees 30 minutes 00 seconds, an arc distance of 155.89 feet to a set 1/2 inch iron
rod with cap for corner, said point being non-tangent;
THENCE North 60 degrees 53 minutes 31 seconds East, a distance of 150.54 feet to a set 1/2 inch iron
rod with cap for corner;
THENCE South 30 degrees 24 minutes 16 seconds East, returning to the said existing north right-of-
way line of Beltline Road, a distance of 5.88 feet to a set 1/2 inch iron rod with cap for corner at the
point of curvature of a non-tangent circular curve to the left having a radius of 1969.86 feet and whose
chord bears South 52 degrees 49 minutes 27 seconds West, with a chord distance of 464.53 feet;
THENCE southwesterly along said existing north right-of-way line and said curve through a central
angle 13 degrees 32 minutes 35 seconds, an arc distance of 465.61 feet to the POINT OF BEGINNING
and containing 6,936 square feet or 0.1592 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is (+) 00048'34.9'' as
computed by Corpscon version 4.11.
