SLOPE EASEMENT
BEING a 0.0071 acre right-of-way tract of land in the City of Dallas, Texas, said tract being part of
the Jacob G. Carlock Survey, Abstract No. 312 in Dallas County, Texas, said right-of-way is token
out of a larger tract described by instrument to Northlake - Beltline Limited Partnership in Volume
87203, Page 5621, 500 East Belfline Road in the Deed Records Dallas County, Texas (D.R.D.C.T.)
and being more particularly described as follows;
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC INC.",
hereinafter referred to as "with cap", at the intersection of the existing north right-of-way line of
Beltline Road and the existing southwest right-of-way line of the St. Louis and Southwestern
Railroad;
THENCE North 64 degrees 48 minutes 04 seconds West, departing said existing north right-of-way
line and along said existing southwest railroad right-of-way line, a distance of 5.25 feet to a set 1/2
inch iron rod with cap for corner;
THENCE North 43 degrees 05 minutes 03 seconds East, departing said existing railroad right-of-
way line and within the existing railroad right-of-way, a distance of 11.23 feet to a set 1/2 inch iron
rod with cap for corner;
THENCE North 27 degrees 52 minutes 38 seconds East, a distance of 27.65 feet to a set 1/2 inch
iron rod with cap for corner;
THENCE South 64 degrees 49 minutes 15 seconds East, and returning to said existing north right-
of-way line of Beltline Road, a distance of 13.22 feet to a set 1/2 inch iron rod with cap for corner at
the point of curvature of a non-tangent circular curve to the left having a radius of 1969.86 feet and
whose chord bears South 43 degrees 33 minutes 18 seconds West, a distance of 40.36 feet;
THENCE southwesterly along said curve and said existing north right-of-way line through a central
angle of 01 degrees 10 minutes 26 seconds, an arc distance of 40.36 feet to the POINT OF
BEGINNING and containing 310 square feet or 0.0071 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is (+) 00048'34.9'.

the Jacob G. Carlock Survey, Abstract No. 312 in Dallas County, Texas, said fight-of-way is taken
out of a larger tract described by instrument to Northlake - Beltline Limited Partnership in Volume
87203, Page 5621, 500 East Beltline Road in the Deed Records Dallas County, Texas (D.R.D.C.T.)
and being more particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC INC.",
hereinafter referred to as "with cap", at the intersection of the existing north right-of-way line of
Beltline Road (120 feet wide) and the existing northeast right-of-way line of the St. Louis and
Southwestern Railroad (100 feet wide). Said point being the point of curvature of a non-tangent
circular curve to the fight having a radius of 1,969.86 feet and whose chord bears South 45 degrees
28 minutes 50 seconds West, a distance of 39.33 feet;
THENCE southwesterly, departing said existing northeast railroad right-of-way line, along said
curve and said existing north right-of-way line of Beltline Road through a central angle of 01
degrees 08 minutes 38 seconds, an arc length of 39.33 feet to a set 1/2 inch iron rod for comer,
point being non-tangent;
THENCE North 64 degrees 47 minutes 51 seconds West, departing said existing north right-of-way
line, a distance of 21.23 feet to a set 1/2 inch iron rod with cap for comer at the point of curvature
of a non-tangent circular curve to the right having a radius of 1,989.86 feet and whose chord bears
North 45 degrees 16 minutes 03 seconds East, a distance of 39.23 feet;
THENCE northwesterly along said curve through a central angle 01 degrees 07 minutes 47 seconds
and returning to said existing northeast railroad right-of-way line, an arc distance of 39.23 feet to a
set 1/2 inch iron rod with cap for comer;
THENCE South 64 degrees 54 minutes 27 seconds East, and returning to said existing north fight-
of-way line of Beltline Road, a distance of 21.40 feet to the POINT OF BEGINNING and
containing 786 square feet or 0.0180 acres of land more or less.
