SLOPE EASEMENT
BEING a 0.6291 acre tract of land in the City of Coppell, Texas, part of the James Parrish
Survey, Abstract 1139, Jacob G. Carlock Survey, Abstract 312, and the John C. Cook Survey,
Abstract 315 in Dallas County, Texas, and within the D.A.R.T. Acquisition Corporation right -of-
way (100 feet wide) as recorded in Volume 91008, Page 1341, Deed Records Dallas County,
Texas (D.R.D.C.T.), and being more particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC.,
INC. ", hereinafter referred to as "with cap" for corner located at the centerline Station 79 +50.00,
offset 85.10 feet left as defined in Public Works Project number 490 -403.1 / 91 -829 in the_
project records of Dallas County, Texas, on the north right -of -way line of Beltline Road (variable
width) and the south said D.A.R.T. right -of -way line;
THENCE South 81 degrees 58 minutes 18 seconds East, departing said common right -of -way line,
and within the said D.A.R.T. right -of -way a distance of 102.73 feet to a set 1/2 inch iron rod with
cap for corner;
THENCE South 75 degrees 51 minutes 40 seconds East, a distance of 260.90 feet to a set 1/2
inch iron rod with cap for corner;
THENCE South 71 degrees 20 minutes 58 seconds East, a distance of 481.07 feet, to a set 1/2
inch iron rod for corner, at the west pavement line of Mockingbird Lane;
THENCE South 18 degrees 29 minutes 18 seconds West, along said pavement line a distance of
7.37 feet to a set "Crows Foot" at the point of curvature of a circular curve to the right having a
radius of 60.49 feet and whose chord bears South 34 degrees 36 minutes 40 seconds West, a
distance of 33.28 feet;
THENCE Southwesterly along said curve and said pavement line through a central angle of 31
degrees 56 minutes 18 seconds, an arc length of 33.72 feet to a set 1/2 inch iron rod with cap for
corner, and returning to the said common right -of -way line, said point being non - tangent;
THENCE North 71 degrees 21 minutes 20 seconds West, along said common right -of -way line a
distance of 832.99 feet to the POINT OF BEGINNING and containing 27,402 square feet or 0.6291
acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 (PID CS3408). Convergence angle at GPS4 is
( +) 00 °48'34.9" as computed by Corpscon version 4.11.
