Vista Point II~ Lot 5~ Block A Replat (Bank of Texas), to revise the
location of the fire lanes to allow thc development of an approximate 5,585-
square-foot bank facility with drive-through lanes on 1.25 acres of property
located along the west side of MacArthur Blvd., south of S.H. 121, at the
request ofPles Schnitz, Schnitz and Sewell.

Plat:
1. If the 12" water line along MacArthur is as shown on thc site plan, a 20' utility casement
centered on the water line in needed.
2. Show the Coppell/Lewisvillc City Limits on this sheet.
Site Plan:
1. Thc monument sign must be moved out of the proposed 20' utility easement required for the
12" water line.
2. New sidewalk shall bc 5'-0" wide instead of 4'-0".
3. Show thc curb linc for Lake Vista Drive on this drawing. Does the proposed south driveway
align with Lake Vista?
4. Is a left turn lane proposed for the south driveway?
5. Whether a car or truck can safely make a left turn fi.om the south proposed driveway, is
unclear due to the northern median nose encroaching into the radius of the driveway.
6. It's my understanding that the City of Lewisville may require deceleration lanes adjacent to
this site. Has the site plan been revised to reflect all of Lewisville's concerns, issues and/or
requirements?
Utility Plan:
1. The water line stub out shown to end under the dumpster must be extended outside the limits
of concrete.
2. Show existing storm sewer piping on the drawing.
3. Design the private fire line so there is no dead end.
4. The proposed location of the fire vault is too close to tree ET-8.
5. Tap the 12" water line only once and run both irrigation and domestic water off that tap.
6. Provide proof of permission from adjacent property owners to work offsite and to install
water line stub outs and fire hydrants.
7. Is the 8" Sanitary Sewer Line "SS-I" public?
8. Explain the reasoning for the configuration of the water line at the northwest comer of the
property.
Grading Plan:
1. Provide more elevation information along the eastern portion of the property so that flow may
be determined. All water must be picked up on site.
Erosion Control Plan:
1. Provide inlet protection at all inlets on the site.
2. Note that all erosion control notes and details shall conform to TCEQ regulations.
Erosion Control Details:
1. Stabilized Construction Entrance Detail shall match corresponding Notes. (Is the minimum
thickness 6" or 8"?)
· The offsite utility and paving work to support this project needs to be submitted prior to
receiving any permits for the development.
