No. 1139, Dallas County, Texas, and part of a tract described as Tract 2 to Crow-Billingsley North
Lake HB&T Joint Venture filed in Volume 90106, Page 2492 and plat in Volume 89096, Page
2351 in the Deed Records of Dallas County, Texas (D.R.D.C.T.), and being more particularly
described as follows:
BEGINNING at a set 1/2" iron rod with a yellow plastic cap stamped "Halff Assoc., Inc."
hereinafter referred to as "with cap" for comer on the existing south right-of-way line of Beltline
Road and set by the centerline of Beltline Road said point being located at the centerline Station 68
+ 08.81, offset 68.25 fight, as defined in Public Works Project number 490-403.1 ! 91-829 in the
project records of Dallas County, Texas being a point of curvature to the right having a radius of
2804.79 feet and whose chord bears North 81 drgrees 14 minutes 40 seconds East, a distance of
60.00 feet;
THENCE along said curve and said right-of-way line, through a central angle of 01 degrees 13
minutes 33 seconds, an arc distance of 60.00 feet to a set 1/2 inch iron rod with cap for comer;
THENCE South 09 degrees 19 minutes 40 seconds East, departing said existing south right-of-way
line, a distance of 20.00 feet to a set 1!2 inch iron rod with cap for comer at the point of curvature
of a non-tangent circular curve to the left having a radius of 2784.79 feet and whose chord bears
South 81 degrees 14 minutes 55 seconds West, a distance of 60.00 feet;
THENCE southwesterly along said curve through a central angle of 01 degrees 14 minutes 04
seconds, and parallel to said existing south right-of-way line an arc distance of 60.00 feet, to a set
1/2 inch iron rod with cap for comer, said point being non-tangent;
THENCE North 09 degrees 19 minutes 40 seconds West, and returning to said existing south right-
of-way line of Beltline Road, a distance of 20.00 feet at the POINT OF BEGINNING and
containing 1200 square feet or 0.0276 acres of land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is (+) 00048'34.9"
as computed by Corpscon version 4.11.

Abstract No. 312 in Dallas County, Texas and part of a tract described by instrument as Tract 2
to Crow-Billingsley North Lake HB&T Joint Venture filed in Volume 90106, Page 2492 and by
plat in Volume 89096, Page 2351 in the Deed Records Dallas County, Texas (D.R.D.C.T.), and
being more particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC.
INC.", hereinafter referred to as "with cap" for comer and located at centerline Station 82 +
14.71, offset 73.00 right, as defined in Public Works Project # 490-403.1 / 91-829 in the project
records of Dallas County, Texas at the most northerly point of a comer clip, on the southwest
comer of the intersection of the existing south right-of-way line of Beltline Road and the existing
west right-of-way line of Northlake Road;
THENCE South 26 degrees 14 minutes 10 seconds East, a distance of 57.81 feet to a set 1/2 inch
iron rod with cap for comer on the said existing west right-of-way line of Northlake Road, at the
point of curvature of a non-tangent circular curve to the left having a radius of 858.51 feet and
whose chord bears South 16 degrees 00 minutes 13 seconds West, a distance of 22.41 feet;
THENCE along said existing right-of-way curve through a central angle of 1 degree 29 minute
43 seconds, an arc distance of 22.41 feet to a set ½" iron rod with cap for comer;
THENCE North 26 degrees 14 minutes 10 seconds West, departing said existing west right-of-
