SLOPE EASEMENT
BEING a tract of land in the City of Coppell, said tract being part of the John C. Cook Survey,
Abstract No. 315, Dallas County, Texas, described by instrument as Crow-Billingsley,
MacArthur, Ltd. as recorded by volume 86029, page 2261 of the Deed Records Dallas County,
Texas (D.R.D.C.T.), and as platted by volume 85003, page 4009 of the D.R.D.C.T. and being
more particularly described as follows:
BEGINNING at a set 1/2 inch iron rod with a yellow plastic cap stamped "HALFF ASSOC.
INC.", hereinafter referred to as "with cap" at the most northeasterly comer of a property
described by instrument as Crow-Billingsley, Belt Line, Ltd. filed in Volume 86068, Page 5186
in D.R.D.C.T. said comer being the northwesterly comer of said as Crow-Billingsley,
MacArthur, Ltd. tract and the existing south Right of Way (R.O.W.) line of Beltline Road and a
curve to the left having a radius of 3819.72 feet with a chord which bears North 82 degrees 29
minutes 36 seconds East, a distance of 502.04 feet, and R.O.W.;
THENCE northeasterly along said curve through a central angle of 07 degrees 32 minutes 10
seconds, an arc distance of 502.41 feet to a set 1/2 inch iron rod with cap for comer on the
existing south R.O.W. line of Beltline Road;
THENCE ~,lqort)[ 86 degrees 15 minutes 41 seconds East, along said existing south R.O.W. line a
distance of'l'0ff6.74 feet to a set 1/2 inch iron rod with cap for comer at the northeast comer of
said Crow-Billingsley, MacArthur, Ltd. tract,
THENCE South 00 degrees 41 minutes 30 seconds East, along the east line of said Crow-
Billingsley, MacArthur, Ltd. tract a distance of 45.62 feet to a set 1/2 inch iron rod with cap for
comer,
THENCE North 86 degre~inutes 42 seconds West a distance of 28.98 feet, to a set 1/2 inch
iron rod with cap for comer;
THENCE North 00 degrees 30 minutes 25 seconds West a distance of 9.19 feet, to a set 1/2 inch
iron rod with cap for comer;
THENCE South 89 degrees 09 minutes 52 seconds West a distance of 172.67 feet, to a set 1/2
inch iron rod with cap for comer;
THENCE North 86 degrees 15 minutes 41 seconds West a distance of 838.08 feet, to a set 1/2
inch iron rod with cap for comer;
THENCE North 82 degrees 11 minutes 08 seconds West a distance of 292.72 feet, to a set 1/2
inch iron rod with cap for comer;
THENCE North 71 degrees 39 minutes 11 seconds West a distance of 124.87 feet, to a non-
tangent curve to the right having a radius of 3840.72 feet with a chord which bears North 79
degrees 22 minutes 09 seconds West, a distance of 77.48 feet, and R.O.W. and a set 1/2 inch iron
rod with cap for comer;
THENCE northwesterly along said curve through a central angle of 01 degrees 09 minutes 21
seconds, an arc distance of 77.48 feet to a set 1/2 inch iron rod with cap for comer on the east
property line of said Crow-Billingsley, Belt Line, Ltd. tract.

THENCE North 00 degrees 35 minutes ~/seconds West along said east property line, a distance of
21.46 feet, to the POINT OF BEGINNING and containing 68,707 square feet or 1.577 acres of
land more or less.
Basis of bearing is Texas state plane north central zone 4202 (1983 adjustment) based on GPS
measurements from triangulation station GPS4 convergence angle at GPS4 is (+) 00o48'34.9"
as computed by Corpscon version 4.11.
