Construction Plan Review Comments
Dear Mr. Macatee:
The City of Coppell has reviewed the revised plans for the referenced addition. These plans meet
our current minimum standards with the exception of the following comments:
1. Provide a copy of the Separate Instrument Document granting future right-of-way for the
construction of Freeport Parkway.
2. Paving & Dimensional Control, 2 & 3 of 16: Pavement Legend: Lime stabilization is
required for all paving types and compaction should be 95% Standard Proctor Density at
Optimum to +4%, not 1% to +3%.
3. Paving & Dimensional Control, 3 of 16: All details in the construction plans, which are
included in our Standard Details, should be removed from the plans. The only details to be
included in these plans arc details that are revised and specific to this project. The contractor
is required to have a copy of the City of Coppell Standard Details on the job site at all times
during construction.
4. Channel Plan and Profile, 9 of 16: Add dissipaters at the end of the channelized flow (around
section B-B).
5. Drainage Area Map, 10 of 16: Some of the discharge velocities appear high. Verify that the
specified rip-rap is adequate to dissipate these flows.
6. Storm Sewer Plan & Profile, 12 & 13 of 16: Verify that one foot is adequate cover for Class
1II RCP.
7. Wastewater Profile, 16 of 16: Rename this sheet, in consistency with other terminology,
Sanitary Sewer Profile.
Once these changes have been made, please submit revised copies for the City Engineer's slamp.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of
Coppell.

All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement, the City charges a 4% fee. A check for
inspection fees made to the City of Coppell should be submitted to this office along xvith the
Construction Development Permit Application and a copy of the Construction Site Notice. For
your convenience a spreadsheet is attached to the permit application for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
